The Best New Way to Buy and Sell OUR HIGH-TECH RESPONSE TO COVID-19
These last few months have been difficult, not just for Naples, but for the country. Like every other industry, real estate has felt the impact of the coronavirus. That said, Kimberly and I are forging ahead. Instead of taking time off, we’ve doubled down on our work to match home sellers and home buyers while also keeping everyone involved safe, healthy, and happy. To make this new luxury experience possible, we’ve doubled down on our use of technology. Where once we’d sit down face-to-face with clients for private meetings, now we’re conducting our business over the phone or via video call to maintain social distancing. This has allowed us to continue listing homes without a hiccup and make the process as stress-free as possible for sellers. On the buyer side, we’ve developed an entirely new system that will let you view, tour, and bid on your dream home in comfort and safety. HIGH-END VIRTUAL HOME TOURS If you’re hesitant to leave your house right now, we completely understand. With social distancing in mind, we’ve taken the initiative to commission top- quality, fully comprehensive videos of all
of our listings. Now, you can take a virtual tour and inspect the entire property without leaving your home. PRIVATE IN-PERSON SHOWINGS Even with the benefits virtual tours offer, we understand there’s still nothing quite like stepping foot in your dream home. That’s why we’re still offering private tours of our listed homes to potential buyers. During these boutique showings, your health and safety are our top priorities. We’re happy to provide masks, hand sanitizer, cleaning wipes, and anything else you need to feel comfortable as you explore your potential home. "We're here for you anytime, day or night, whether you're buying or selling." LUXURY AUCTIONS To make your home buying experience as seamless as possible during this uncertain time, we’ve moved the process online. For the last few months, we’ve held luxury auctions of gorgeous, multimillion-dollar homes in the Naples area. Thanks to this innovation, you can bid on a home from the comfort of your living room or office
simply by calling in or connecting with the auction site online. Snapping up your dream house has never been easier, safer, or more convenient. If you’re considering buying, you can browse all the listings in Naples remotely on OurNaplesFlorida.com. When you find a property you love, simply reach out to me or Kimberly to get access to the virtual tour, schedule an in-person showing, or request information on its coming auction. We’re here for you anytime, day or night, whether you’re buying or selling. You can send an email to kimberlyvincent@compass.com to get in touch or reach us directly by calling or texting our personal numbers: 239-398-6336 for me or 239-919-2742 for Kimberly. I hope you, your family, and your friends are healthy and safe. Together, I know we’ll get through this pandemic and get back to business as usual. I, for one, can’t wait for the day I can raise a glass in my favorite restaurant again!
Wishing you all the best,
–Vincent Napoleon

Busting the Housing Market Rumors A QUICK CORONAVIRUS FACT-CHECK
The stock market has been volatile for the last few months because of the coronavirus pandemic, fueling speculation that a housing crash is imminent. Even the media has constantly compared the market highs and lows to the Great Depression and 2008 Recession. However, our expertise leads us to another conclusion: What’s happening now is very different from what happened in ‘08. So, let’s put aside the speculation and look at the data. FACT: WE HAVE A HOUSING SHORTAGE, NOT A SURPLUS. Just last year, one of local real estate’s biggest worries was the shortage of luxury housing in Naples, and according to Freddie Mac, we have a national housing shortage. This is a major contrast to
2008, when houses were being built faster than buyers could claim them. The fact that demand outpaced supply was a major cause of the recession, as it pushed mortgage lenders to make bad loans. That likely won’t be an issue this year. FACT: WE NO LONGER HAVE A MORTGAGE PROBLEM. This is partly because of the amount of housing available, and partly because the 2008 Recession spurred major changes to the mortgage industry. As Fannie Mae puts it, “Improvements in underwriting, technology, and quality controls — some visible, some less so — have resulted in a fundamentally sounder mortgage system than before the crisis of 2008.” It’s harder to get a mortgage than it used to be. That should mean
people in homes today have better means to avoid foreclosure. The coronavirus relief bill should also act as a buffer against hardship. FACT: IT’S TOO EARLY TO PASS JUDGMENT. It’s impossible to predict how the coronavirus pandemic will develop and change in the next few hours, let alone weeks or months. At this point, we feel it’s too early to make a definitive prediction about what the housing market will look like down the line. However, the conditions going into this pandemic were far better than they were in 2008. The Naples market is weathering this storm, and we’re ready to leverage our years of experience in luxury real estate to ensure every sale or purchase goes in your favor.
DO YOUR PART TO KEEP AMERICA BEAUTIFUL And Maintain Green Living Spaces for Everyone
Have you ever walked through a park and seen a plastic bottle or wrapper lying on the ground? If so, did you pick it up and properly dispose of it? You might not have realized it, but in that moment, you took a small step toward keeping your community — and, by extension, America — beautiful! April is Keep America Beautiful Month, and folks who celebrate aim to help each community in every state stay clean and green. Created by the nonprofit organization Keep America Beautiful, this holiday offers a perfect opportunity to roll up your sleeves and work to better the place you live in. Here are three ways to show your appreciation for a green America this month. TAKE ACTION ONLINE. With the current COVID-19 pandemic sweeping the world, it might be difficult to get outside and participate in a few community cleanup programs. But that doesn’t mean the public still can’t participate in Keep America Beautiful Month. April 22 marks the 50th anniversary of Earth Day, and to celebrate, Earth Day Network is providing digital events for everyone around the world to take part in. Follow Earth Day Network’s social media accounts and stay
updated on efforts to keep the Earth green or participate in an event yourself! For more information, visit EarthDay.org. START PLOGGING. If you’re passionate about staying active and cleaning up your neighborhood, then this is the perfect activity for you! Plogging combines jogging and picking up litter, which takes care of your health and keeps your community clean. Anybody can do it: Just throw on your running shoes, grab a bag, head out the door, and pick up any stray bits of trash you see on your morning jog or evening walk. IMPROVE RECYCLING THROUGH EDUCATION. An important goal during Keep America Beautiful Month is to spread awareness about recycling. There are various ways to educate those around you about recycling and encourage them to do their part. At work, for example, you can volunteer to lead a recycling initiative by printing off guides and fostering discussions on why recycling is so essential. At home, you can make a commitment with your family to fulfill the three R’s of recycling: reduce, reuse, recycle. To discover more ways to participate in Keep America Beautiful Month, visit their website at KAB.org today!

IS 2020 A BUYER’S MARKET OR A SELLER’S MARKET? The Answer May Surprise You
When clients approach us to list their luxury homes or seek out their dream getaways, they often ask the same question: Is this a buyer’s market or a seller’s market? We understand that curiosity! Whether we’re in a buyer’s market (where supply is higher than demand) or a seller’s market (where demand exceeds supply) can hint at the price you’ll be able to command for your home or the deal you’ll be able to score. Right now, the latest data from Realtor.com and other sources suggest that the market here in Naples is balanced. In March, the sale-to-list price ratio here locally was 96.36%, a score tilted only very slightly in favor of sellers. The median sale price was $381,000, and the median listing price for square foot was $218. From that data alone, you can see it’s a good time to buy or to sell in Naples — the best type of market we can ask for! Nationally, housing prices have been rising steadily for years, and Freddie Mac predicts they’ll continue to rise this year despite the economic slowdown as contractors work to
balance housing supply and demand. Still, as we detailed on Pg. 2, the coronavirus pandemic has made predicting market futures difficult. That said, here’s an insider’s secret about buyer’s and seller’s markets: They matter less than you might think. Whether the market is hot or cold, up or down, what matters most is that you have an experienced, tactically- minded realtor on your side representing your interests. A top-notch negotiator can always broker a favorable deal, regardless of outside pressures. Here at Kimberly-Vincent Luxury Real Estate, that’s exactly what we promise to deliver. Kimberly and Vincent are the best in the business, and regardless of the market, they know the smart steps to leverage your assets for the best sale or purchase price possible. Plus, thanks to our concierge services, you won’t have to lift a finger or worry as they do it. To learn more about the state of the Naples market, visit OurNaplesFlorida.com for the latest listings and analysis. And when you’re ready, reach out to us to see how we can make the market work for you.
