NEW BUILD HOMES
CASE STUDY
SHOREHAM-BY-SEA Wharf Twenty One
Southern Housing’s Wharf Twenty One is bringing 169 Shared Ownership riverside homes to Shoreham Harbour. This two-phase development is at the forefront of Shoreham’s ambitious regeneration programme; a sprawling 3.5-acre riverside site which is being rejuvenated, and opening up
access to the waterfront. The bright white facades, stepped designs and waterside terraces make the most of natural light and river views, and all homes feature open-plan layouts, integrated Zanussi and Lamona appliances and private outdoor space. Positioned on the banks of the River Adur, you are just a 10-minute walk from Shoreham-by-Sea station, offering fast links to Brighton in under 10 minutes, Worthing in seven minutes and London Victoria in just over an hour. The A27 and A259 are also close by for easy road connections.
Mark , 25, has purchased a 35% share of a two bedroom apartment at L&Q at Darwin Green, just outside Cambridge, with a £40,000 deposit saved between him and his parents over the past 20 years. Secondary school teacher Mark was shocked at the property prices in the South, having moved from Liverpool, and homeownership felt like a distant dream until he considered Shared Ownership. Mark says, “I was renting as part of a house share in Cambridge and the experience was pretty positive – but the prices were a lot higher than what I was used to elsewhere in the country. I just wanted to have a space that was actually mine. I’d had enough of living with atmates and was ready to make the move.” Mark wasn’t sure about Shared Ownership at rst. He admits, “I wasn’t very trusting of it. But I had a friend who had gone through it and had a really positive experience, so that helped me see it could be a good thing. I knew I couldn’t afford anything in Cambridge through the traditional route, so I had to look into alternative options.” Having checked his eligibility for Shared Ownership, Mark booked an appointment with the sales team at L&Q at Darwin Green. He instantly had a good feeling about it and it ticked all of his boxes – bike storage, somewhere to enjoy the warmer months, and a good-sized kitchen! “The fact that the homes are new build was a real selling point, too. It’s a blank canvas, and I could move straight in. Energy efciency was also important to me, especially with energy prices going up.” He is also enjoying being part of a brand new community, and says, “It’s exciting to feel part of something new. I’m looking forward to what’s to come here – it’s a work in progress, but there’s a lot of potential. It’s a strange but nice feeling to know I’m one of the rst people to live here.” Reecting on his experience, Mark is pragmatic. He says, “Being young and buying property can be a bit depressing! I look at the teenagers I teach and think it’s good that these schemes exist. It’s a sign of the times. Everything costs more, and people who don’t earn as much suffer. Lots of my friends up North are buying their rst homes outright. It feels a bit like a postcode lottery. More needs to be done to support young people – but Shared Ownership gave me a way in.”
