El edificio se planta como articulador entre los cerros y el mar. Los dos primeros niveles diseñan una trama de ejes que se construyen en sentido norte/sur, definiendo relaciones entre el acceso y las circulaciones interiores con la escala urbana del peatón, la vereda y la trama vial. Los pisos superiores giran la trama del edificio al sentido oriente y poniente, acentuando vistas y relaciones espaciales entre la lejanía del paisaje cerros, mar y la cercanía de lo edificado. La materialidad predominante es un revestimiento exterior de plancha de acero negro el que irá adquiriendo cambios físicos de tono y textura por el paso de la corrosión. Esta expresión hará de la fachada una envolvente viva, en permanente cambio en combinación con transparencias y opacidades para dar ritmo y escala al edificio. The building functions as a link between the hills and the sea. The first two levels present a framework of north-south axes, defining relationships between access and internal circulation with the urban scale of the pedestrian, the sidewalk and the street grid. The upper floors rotate the building grid to an east-west direction, emphasizing views and the spatial relationships between the distant hills and oceanic landscapes and the proximity of the building. The predominant material is an exterior paneling of black steel plates, which will endure physical changes of tone and texture with corrosion. This expression will turn the façade into a live enveloping skin, in constant change and in combination with transparencies and opacities that give rhythm and scale to the building.
