KIMBERLY LANE PROPERTIES KLPTX GROUP LLC

My companies are recognized contractors with the State of Texas and the City of Houston. I am currently a director/commissioner on two City of Houston Boards. One board assists Houston's young and aging populations around health, education and food securities. The other creates and influences infrastruc- ture, security and development activity for the City of Houston. I am a proud native Housto- nian, a former division one collegiate athlete and an avid crime show solver. In 2024-25 my firm will represent and bring to market 50+ homes in the affordable, luxury and multi family residential space.

am a hybrid real estate professional with 17 years of licensed experience. I am the Broker and Owner of Kimberly Lane Properties and I own and operate several residential development companies in the city. We are seeing an emergence of new and innovative building techniques like 3D home printing, which I hear is being implemented to save time and costs during the building process. I am curious to see how old techniques marry with the new technology and how receiving all of the parties involved will be in carrying the efforts forward.

Prior to real estate I was a pharmaceutical sales representative, specializing in dermatol- ogy and plastic surgery. The fields are actually quite similar in that while the general public sees them as product driven - they are both heavily based upon relationships. They can also both be life changing for the end users, however real estate fed an internal desire in me to build and cultivate my community.

The most rewarding aspect of my business is knowing that what we do impacts lives in a generational and communal way. We have the fortu- nate opportunity to create the com- munities we want to live in, and that is awesome!

In our goals and objectives as real estate agents and developers, we must be mindful that we are shaping the landscape of communities in ways that will outlive our individual efforts.

MOVING TIPS

CROSS TOWN & CROSS COUNTRY

Whether it’s relocating across town, or across the country, moving can be both stressful and expensive. But fear not! With a little planning and preparation, you can manage costs and reduce a lot of headaches during your moving journey. Here are a few tips from your Packeze family designed to help you during those cross-town or cross country moves.

CROSS TOWN

CROSS COUNTRY

1. Choose an affordable moving company: Research different moving companies and com- pare their rates before choosing one that fits your budget. 2. Downsize: Similar to cross-town moves, downsizing is essential for cross-country moves since it reduces the amount of items you have to pack, transport and unpack. In the words of Marie Kondo, only keep what sparks joy! 3. Book early: Book your moving company at least two months in advance so they can sched- ule your move according to your preferred time- line. 4. Get insurance coverage: Accidents can happen during long-distance moves, so make sure that you have adequate insurance coverage for your belongings. 5. Pack strategically: Pack essential items separately from other belongings so they are easily accessible upon arrival at your new home. 6. Consider shipping options: Shipping some items such as books or clothes by mail may be more cost-effective than transporting them via a moving truck.

1. Plan ahead: Start planning your move at least a few weeks in advance to avoid any last-minute surprises. Make a checklist of all the tasks that need to be completed before moving day. 2. Declutter: When preparing for a move, decluttering can be a liberating experience. Take this opportunity to get rid of things you no longer need or use. This will help reduce the amount of items you have to pack, transport and unpack. If you decide to donate unused belong- ings, remember to check the operating hours of your local donation centers in advance, ensuring you can efficiently make drop-off times. 3. Pack smartly: Use sturdy boxes and packing materials to ensure that your belongings stay safe during transit. Label each box clearly with its contents and destination room. Visit Packeze.com for moving boxes. They are sturdy, reliable, and won’t break the bank! 4. Rent a truck: If you have a lot of items to move, consider renting a truck instead of hiring movers. This can save you money on labor costs. 5. Ask for help: Enlist the help of friends or family members to assist with packing, loading, unloading and unpacking. And hey, why not sweeten the deal by ordering pizza? It's the per- fect way to entice your friends to lend a hand during your move!

Get ready to rock your move, whether it's just down the street or across the country! These savvy moving hacks are your ticket to keeping costs in check, dialing down the stress, and guaranteeing your stuff arrives safe and sound at its new home sweet home.

When you work with me, you're not just getting a real estate agent; you're getting someone fully dedicated to ensuring you have the best experience possible. I'm fully engaged in serving my clients and looking out for their best interests throughout the transaction. Their satis- faction and happiness are my top priorities.

9

M y journey in real estate began six years ago as an investor, and now I'm privileged to serve as a dedicated real estate agent. I wouldn't trade this path for any- thing; helping people navigate the world of real estate is my passion and purpose. My life-long fascina- tion with homes led me to become a realtor. Since I was in middle school, I've been captivat- ed by the unique character of each house I've encountered. I've expe- rienced firsthand the profound impact a home can have on one's life. It became clear to me that there was a need for realtors who are genuinely dedicated to their clients and committed to ensuing a smooth and peaceful transaction. That realization inspired me to enter the real estate profession with a mission to provide excep- tional service and support to every client I serve.

What sets me apart in this field is my sincere commitment to helping people. It's not something I can fake - it's ingrained in who I am. I have a genuine passion for serving others, and I bring that into every interaction with my clients. Many new construction builders across the Houston area are offering attractive incentives at various price points, further enhancing the options for buyers. I've witnessed transactions where buyers have success- fully negotiated significant discounts, ranging from $20,000 to $40,000 off the list price, whether it's for resale or new construction properties. For those wait- ing for interest rates to drop before making a move, it's worth considering that even a small decrease could significantly increase competition in the market, potentially driving prices higher.

MY GOAL AS A REALTOR

My goal is to make the home buying or selling process as peaceful and stress-free as possi- ble for each of my clients. I understand that navigating the complexities of real estate transac- tions can be overwhelming, which is why I strive to alleviate any bur- dens and provide a seamless expe- rience. With my expertise and experience, I aim to offer clear communication, reliable guidance, and unwavering support every step of the way. My ultimate satisfaction comes from seeing my clients leave the closing table with a smile, knowing that their journey was not only successful, but also enjoyable.

PROFESSIONAL ADVICE

My Professional Advice is that if you're financially able to do so, it may be advantageous to proceed with a purchase now, even if interest rates are slightly higher. After all, while you can't change the purchase price of a home, you do have the ability to refinance and potentially lower your interest rate in the future. The most rewarding part of my business is the genuine con- nection I make with people as they navigate one of life's biggest decisions. There's nothing quite like the moment when a client approaches me with a smile on their face, their eyes reflecting gratitude, and simply says, 'Thank You.' It's in those moments of genuine appreciation that I feel the true impact of my work, knowing I've made a positive difference in their lives during such a significant milestone.

Crafting

Planning to give your outdoor space a little TLC anytime soon? Whether you're looking to create a cozy corner for morning coffee or an entertainment hub for summer soirées, we've got you covered. Let's dive into the essentials of patio design and turn your outdoor space into a sanctuary of style and comfort. 4. CREATE ZONES:

1. ASSESS YOUR SPACE: Before diving into design decisions, take stock of your outdoor area. Consider the size, shape, and layout of your patio space. Are there any architectural fea- tures or natural elements to work around? Understanding your space will help you make informed design choices. 2. DEFINE YOUR PURPOSE: Think about how you intend to use your patio. Will it be primarily for dining, lounging, entertaining, or all of the above? Defining your patio's purpose will guide your layout and furniture selec- tions. 3. CHOOSE QUALITY MATERIALS: Given the challenging outdoor conditions your patio will face, it's crucial not to com- promise on materials to save costs. Opting for high-quality, durable materials may require a higher initial investment, but it pays off in the long run by ensuring your patio maintains its integrity and aes- thetic appeal despite the elements.

Divide your patio into functional zones based on your intended activities. Consid- er separate areas for dining, lounging, cooking, and gardening. Define each zone using furniture arrangements, rugs, or planters to create visual interest and flow. 5. INCORPORATE GREENERY: Incorporating greenery is like the ultimate cheat code to adding life and color to your patio oasis. Choose a mix of potted plants, hanging baskets, and vertical gardens to create depth and texture. Select low-maintenance plants suited to your climate for easy upkeep. Above all, let your personality shine through in your patio design. Experi- ment with colors, patterns, and decor elements that speak to your unique style and create a space that feels like an extension of your home.

EMBRACE YOUR CREATIVITY.

Here are some proven strategies: Tailor your space with options like drawers, shelves, roll-outs, and more. Don't forget special- ized storage like tie racks, tilt-out hampers, and pull-out mirrors for added functionality. ORGANIZERS Use lidded plastic containers to protect clothes from moisture. For out-of-season clothes , consider under-bed storage bins or vacuum storage bags to save space. Implement dividers, baskets, and hooks inside your closet to manage smaller items and accessories efficiently.

SPACE Vertical Space: Install hanging rods at different heights to double your hanging space and prevent garment crowding. Floor Space: Utilize shoe racks or handbag cubbies. Consider a slide-out shoe tray for easy access. Wall Space: Use wall-mounted systems to free up floor space and make use of every inch of your closet.

Here are some actionable tips to streamline your wardrobe effectively:

Begin by evaluating clothes not worn in the current season and decide their fate for the next. Items not making the cut should go into resale, donation, or recycle piles. 1.

2.

3.

Schedule a decluttering session, allocating about four hours to thoroughly sort through your items. Make your decisions based on whether clothes are ready to wear, need main- tenance, should be replaced, or culled.

Organize your clothes into visible 'keep', 'sell', and 'donate' piles, ensuring you only hold onto items that you need or love. Discard those that are difficult, rarely used, or redundant.

By integrating these solutions, you can transform your closet into a space that not only stores, but also showcases your wardrobe in a way that mirrors your personal style.

#packezeliving

The goal of our company is to provide a home where families, couples, and friends can make memories together during their travels, whether that be around the kitchen island, under the sprawling oak trees, or while rocking on the porch, our properties should be a place where people feel at home. We recently took a trip to Oregon where we had some last minute schedule changes. There were no BnB properties available in the city we were staying in, so we had to book a hotel. This hotel stay reminded us why we love BnB properties so much. A BnB has charm and oers a very one-of-a-kind experience. It's not one-size-fits-all. You choose what will work best for your family. We missed having a kitchen where we can all gather around in the mornings and evenings. We missed having outdoor space to enjoy a cup of coee or glass of wine. We missed having our own space to spread out. There's just a feeling of comfort when staying in a BnB that cannot be matched by a hotel stay. We absolutely love our guestbook. We love getting feedback on what they enjoyed about our house and what could make others' stays even better. It's really neat when people leave rec- ommendations for other guests on restaurants, places to shop, and things to do. We also love seeing how far people have traveled to stay at one of our properties.

Are BnB’s a beer experience than tradional hotels?

The Ostermann family

We recently had a couple from Aus- tralia stay at one of our Fredericks- burg, Texas properties, and they said they had an amazing stay at our house. That just feels good to read! We have also really loved sharing these properties with our family and friends. Not only have our close rela- tives enjoyed staying at our proper- ties for birthdays, anniversaries, or vacations, but we have also been able to treat some teachers and coworkers to a weekend getaway. Being able to gift a trip where people can relax and recharge is priceless, and we are grateful we can share this with others.

Box breathing relaxation technique: how to calm feelings of stress or anxiety.

*This video demonstrates box breathing and highlights its benefits.

*Sunnybrook Hospital @SunnybrookHospital

In the fast-paced world we live in today, it is common to feel over- whelmed by the pressures and uncertainties of life. For many, this con- stant state of stress can manifest as anxiety, a complex and often misun- derstood mental health condition that affects millions of people world- wide. In this article, we'll explore what anxiety is, its common symptoms, and practical strategies for managing it in everyday life. and the box breathing technique to help you feel calm. Box breathing is a simple reaxation technique that can help you reset your breath and return it to its normal rhythm.

21

Anxiety is more than just feeling nervous about an upcoming event or situation. It's a persistent feeling of worry, fear, and unease that can interfere with daily activ- ities and reationships. In moments of stress and anxiety, box breathing is an easy way to slow down and help calm your body and mind.

Recognizing the symptoms of anxiety is the first step toward seeking help and finding relief. Common Symptoms:

Persistent worrying or obsessive thinking Restlessness or feeling on edge Difficulty concentrating or making decisions Irritability or mood swings

It's essential to remember that everyone experiences anxiety differently, and symptoms can vary in intensity and frequen- cy from person to person.

Muscle tension and headaches Insomnia or difficulty sleeping

Rapid heartbeat or shortness of breath Avoidance of certain situations or activities Eating without feeling hungry

Managing Anxiety

Practice Mindfulness Techniques, such as deep breathing exercises, meditation, etc. Stay Active: Reguar exercise has signifi- cant benefits for mental well-being. Establish a Routine: Creating a daily rou- tine can provide structure and stability, reducing feelings of uncertainty and overwhelm.

Limit Stimuants: Be mindful about your intake caffeine, alcohol and/or nicotine. Reach Out for Support: Talking about your feelings can help alleviate anxiety and provide perspective. Seek Professional Help: If anxiety is significantly impacting your daily life, consider seeking help from a therapist or counselor who specializes in anxiety dis- orders.

We understand that living with anxiety can be challenging, but it's essential to remember that you're not alone, and help is available. It's okay to ask for it when you need it, and taking care of your mental health is just as important as taking care of your physical health.

Together, we can create a world where everyone feels supported and understood!

So, how did we get started? In the olden days, there was no Internet! Well, not the way we enjoy it now. You actually had to go to the mall to buy things!!! Back then we relied on good ol’ boots-on-the ground (mainly @dollarchief’s boots) to spread the word about the greatness of dollar bill gifts. Soon, gift sellers across the nation climbed on the bandwagon. Our dollar bill novelty gifts are now available in malls, sports shops, gift shops, and tourist traps on the East Coast, West Coast, and everywhere in between. Now, our ever-expanding online store has everything you need to give the perfect gift. From gifts for Dads Who Have Everything to Valentine's Day, anniversary party packs and stocking stuers, we’ve got your personalized gift-giving covered. We aim to continue quenching the world's novelty gift giving thirst with awesome custom gifts–one clean, crisp dollar bill (or two dollar bill) at a time.
