DEAR CANDIDATE, Thank you for your interest in this exciting opportunity. If you know anything about the history of Kings Cross, you will know that this site was a derelict and run down industrial area of London just a couple of decades ago. Since then, it has undergone one of the largest transformations of any London region in recent history, transformed and rejuvenated with new streets, squares and parks, homes, shops, offices, galleries, bars, restaurants, schools, and even a university. Twenty years ago, Argent published its Principles for a Human City about King’s Cross. This landmark document set out some of the values that have underpinned the design, development and management of King’s Cross ever since. These principles – including the creation of a robust urban framework and a lasting new place; promoting accessibility; harnessing the value of heritage, a vibrant mix of uses; and committing to long-term success – are as important and relevant today as they were then. King’s Cross is now London’s boldest neighbourhood - a destination for independently minded people and innovative businesses.
The Head of Estate Operations will serve as the principal public face of all operational aspects of the day to day running of the Estate. This includes management responsibility of Estate Safety, Security, Cleaning/Environmental, Landscaping and Event Operations. They will act as
the principal day to day contact with all of the Stakeholder groups, including residential customers, schools, the canal community, and wider communities from Camden and Islington. They will be expected to become immersed in the day to day life of the Kings Cross Estate, supporting the ongoing work in making positive
changes to the lives of local residents.

KINGS CROSS – THE ESTATE COMMERCIAL, RETAIL AND ESTATE. Kings Cross is the largest mixed-use development in single ownership to be developed in central London for over 150 years.
The area a rich and colourful past. Its location at the meeting point of road, river and rail has shaped its history. This can be seen today in the old buildings, the layout of the streets, and in the stories of the communities based here.
King’s Cross has since become one of the largest and most successful
redevelopments in London. Over the past 20 years, what was an underused industrial site has been transformed and rejuvenated with new streets, squares and parks, homes, shops, offices, galleries, bars, restaurants, schools, and even a university. It’s a vibrant new neighbourhood with a brand new postcode – N1C.
The location, the connections, the canal-side setting, the heritage, an exciting cultural scene, a thriving business community, and a strong sense of local community. All these things come together at King’s Cross to make it unique and really quite special.
HISTORY OF KINGS CROSS DEVELOPMENT
The decision to move the Channel Tunnel Rail Link from Waterloo to St Pancras became the catalyst for change. The landowners – London & Continental Railways Limited and Excel (now DHL) decided to develop the land.
1996
Argent was selected as the development partner. The project began with several years of intensive studies and consultation with the local community, government and other stakeholders.
2001
Outline planning permission was granted. The permission allowed for circa 50 new buildings, 20 new streets, 10 new major public spaces, the restoration and refurbishment of 20 historic buildings and structures, and up to 2,000 homes.
2006
2007
Early infrastructure works began in June 2007. Much of the early investment was focused in and around the Victorian buildings that once formed the Goods Yard.
2008
Argent, London & Continental Railways and DHL formed a joint partnership: Kings Cross Central Limited Partnership. The partnership was the single landowner at King’s Cross.
The University of the Arts London moved to the Granary Complex and parts of the development opened to the public for the first time.
2011
The UK government and DHL announced the sale of their investment in the King’s Cross redevelopment to Australian Super, Australia’s biggest superannuation/pension funds run only to profit members. 2022

Since then, restaurants have opened, the Great Northern Hotel has been refurbished and residents have moved in. The historic Coal Drops have been redeveloped as a unique shopping destination and companies such as Google, Facebook, Universal Music and Havas have chosen to locate here. New public streets, squares and gardens have opened, among them Granary Square with its spectacular fountains, Lewis Cubitt Park and Square and Gasholder Park. King’s Cross is now a much-loved part of London and a popular destination for locals and visitors from further afield.

THE ROLE We are looking for an exceptional person to join our team as Head of Estate Operations . The Head of Estate Operations will serve as the principal public face of all operational aspects of the day to day running of the Estate. This includes management responsibility of Estate Safety, Security, Cleaning/Environmental, Landscaping and Event Operations. The Head of Estate Operations will also be responsible for supporting the activities of Office and Retail occupiers where there is an interface with the Estate, such as facilitating access for deliveries, waste management operations and fit outs of office developments. They will also act as the principal day to day contact with our key stakeholder groups, including the schools, residential customers, the canal community and wider communities from Camden and Islington, our neighbouring boroughs, supporting the ongoing work in making positive changes to the lives of local residents and playing an active role in delivery of the wider Kings Cross ESG plan. A key aspect of this role is to ensure that excellent quality, consistent service delivery and value is provided across the public realm. The Head of Estate Operations will report to the Operations Director and work collegiately with the wider KCES team, our Service Partners and the Client.
KEY RESPONSIBILITIES
OPERATIONS
• Ensure the King’s Cross Estate is the best managed estate in the world, focusing on exceptional operational standards, Safety and Customer Experience across the Estate. • Understand and manage the successful implementation of Savills’ obligations within the Property Management Agreement for King’s Cross and identify, recommend, and champion areas for improvement. • Ensure that King’s Cross is managed in a proactive and customer focused manner which exceeds client and occupant expectations and is ahead of benchmarked schemes in terms of the services and value that it offers. • Ensure compliance with the Property Management Agreement, KPIs and SLA’s, industry best practices, RICS Professional Statement and statutory obligations. • To ensure all direct reports deliver reports and meetings to the client in line with the timescales specified and are presented in a clear professional and coherent fashion. • To ensure the team effectively communicate any works that effect Estate operations, the school, Residents and occupiers are sent in a timely manner. • To oversee our complaints and feedback procedure, responding to issues as the arise in the prescribed time scale and to learn lessons from such complaints, bringing new thinking and ideas to minimise the likelihood of these complaints occurring in the future. • Develop excellent relationships with representatives of the client and advisers, reporting to the Operations Director on all aspects of the management of the estate through regular formal written reports and at site meetings in addition to ad-hoc communication as required. • To oversee the procurement and management of all service contracts that may be required for the Estate in accordance with KCES best practice, policies and procedures. • To deliver enhanced waste management of the public realm through the management and delivery of the waste sorting table in support of driving improved recycling rates. • To deliver enhanced service and increased usage of the Multi use sports area (MUGA) and other community focused spaces on the Estate. • Undertake regular weekly inspections of the estate.
EVENTS • Oversee the successful planning and delivery of events through the direct line management of the Events team. M&E & DEVELOPMENT • To liaise with the Head of Technical Services to ensure all plant including fountains and lighting are fully operational, and escalating any reoccurring faults and recommending long term solutions • Liaise with all construction development leads and manage the interface between their activities and mitigate any negative impacts on the operational estate during their construction and fit out phases and ensure all stakeholders are advised on development progress and changes that affect estate operations.
• Oversee conformity with the King’s Cross development section 106 agreements.
HEALTH AND SAFETY • Work in collaboration with the Health and Safety Manager and Sustainability manager to ensure Environmental policies and procedures and ensure these are adhered to throughout all levels of the estate operational teams and that every incident and accident is fully recorded, reported (including to insurers) and investigated and any remedial measures diligently attended to. • Ensure the team achieve full compliance with the statutory legislation and ensure that all records are fully maintained and available for client inspection. • Ensure appropriate policies, procedures and resource are in place to ensure operational risk is minimised and that contingency plans and BCP / procedures are in place and refreshed on a regular basis. • Ensure, as far as reasonably practical, the health & safety of all occupiers, visitors, members of the public and the management team when on the Estate areas, ensuring that emergency procedures and safe working practices are established and maintained. • Advise the client and Operations Director immediately of any potential threats or reputational damage, major incidents or accidents. • Establish emergency procedures and safe working practices to ensure as far as is reasonably practical, the health and safety of all residents, occupiers, visitors, members of the public, estate employees and service providers.
LEADERSHIP • Be a naturally
engaging, articulate and positive leader who can drive outstanding performance through others, whether direct reports, the wider team or service partners • Understand and interpret the strategic goals and vision for the estate • Develop the estate team, to ensure the delivery of excellent customer focused service • Continually review the best structure and service level for service partners • Ensure at all times that the team have the resources, support and advice needed to deliver a consistently excellent service. • Ensure strong relationships with the management teams of all site delivery partners and ensure all
parties work in a harmonious manner. • To conduct regular 121’s, hold team meetings and complete thorough probationary, interim and annual performance reviews as per company guidelines • Support the Operations Director
and wider Estate Management Team with ad hoc projects as required.
STAKEHOLDER RELATIONSHIPS • Establish and maintain great relationships with our client, our customers and local communities. • Be a key public face of the KCES Team, representing KX professionally at all times, with customers left feeling you have made a positive impact.
SKILLS, KNOWLEDGE AND EXPERIENCE • An exceptional leader who has instant credibility and gravitas at a senior level, ideally within a mixed use real estate environment and experience of engaging with other stakeholders. • A comprehensive understanding of the best-in-class customer service, both B2C and B2B. • An understanding of the operations of commercial and residential property management. • An outstanding commercial and financial awareness with excellent financial management skills. • Able to manage a variety of people both directly and via service providers •To be experienced in working alone and or as a part of an integral team to deliver the Vision and Values of King’s Cross. • Holds a minimum of H&S qualification IOSH
