Garden Communities announces multifamily activity in Bergen County

ANALAPAN & MOUNTAINSIDE, NJ — NAI DiLeo- Bram announced the follow- ing transactions in NJ: NAI DiLeo-Bram & Co. senior VP Marc Shein has arranged the $4.3M sale of a 49,000 s/f multi-tenant- ed office building located in Manalapan. In the transac- tion, Shein represented the seller, who he also represented nearly 25 years ago in acquir- ing the property. The buyer is East Windsor-based TFE Properties, which owns a di- verse real estate portfolio of hotels, office buildings and retail properties in the area. “We utilized the TenX com- mercial real estate auction platform, which enabled us to cast a wider net and reach an expanded investor audience,” said Shein, who noted the property was approximately 60% leased at the time of sale. “As a result, we successfully procured a buyer through the auction process that allowed us to close within a short period of time. All due diligence was completed in advance of the contract being executed, so once the auction process was com- pleted, it was a firm deal. Our client was extremely pleased with the streamlined nature of the entire transaction.” Located minutes from Rtes. 9, 18, and 33 in the heart of the M

"Witnessing first-hand how quickly renters responded to The Jefferson is tremendously gratifying. And now that the leasing office is open and offer- ing in-person tours we expect that momentum to continue.” Designed by Minno & Was- ko Architects and Planners , The Jefferson ultimately will include 377 residences with floor plans from 735 to 1,598 s/f. BERGEN COUNTY, NJ — Garden Communities an- nounced multifamily activity in Bergen County, NJ: Demolition has commenced at 800 Sylvan Ave. in Engle- wood Cliffs, where Garden Communities will introduce a highly amenitized, luxury multifamily community atop New Jersey’s Hudson River Palisades. The project marks the first new multifamily development in more than four decades for this afflu- ent, highly desirable Bergen County municipality. In late 2021, Garden Com- munities purchased the 20- acre parcel at 800 Sylvan Ave., which for decades housed office and R&D operations for con- sumer products giant, Unilever. In a market with limited inven- tory, the site offers a prime location for reuse as multifam- ily, according to Garden Com- munities’ Brett Tanzman , principal. The development plan responds to the region’s sustained need for additional housing options and will offer a modern live/play product. “Bergen County is New Jer- sey’s most heavily populated county – a region known for its high quality of life, well- educated labor pool and robust healthcare systems,” said Tan- zman. “Within that context, 800 Sylvan Ave. sits directly across from NYC – less than five miles from the George Washington Bridge. It is truly a special property and one we look forward to bringing to its best and highest use.” In Hackensack, Garden Com- munities has welcomed the first residents to The Jefferson in Uptown Hackensack. The

all-important Central Jersey office market, the two-story class A elevatored office prop- erty includes training and con- ference facilities as well as a full lower level with additional offices and storage space. In addition to meticulous land- scaping and ample parking (4 spaces / 1,000 s/f), the building features a host of high-end fin- ishes such as marble flooring, an ornamental stairway and custom woodwork. NAI DiLeo-Bram & Co., has closed a second lease compris- ing 6,800 s/f at 1160 Rte. 22 in Mountainside, for Little Words Project, LLC, a custom bracelet

retailer. The team of David Simon, SIOR , COO, and Kyle Gerace , associate, represent- ed the building owner in this transaction, as well as with its previous lease for 9,500 s/f at the building next door, 1170 Rte. 22. Both buildings were leased to the tenant within months of the building being placed on the market. Located along Rte. 22, the subject property offers excep- tional industrial, flex, and office space with outstanding highway exposure and easy ac- cess to major roadways includ- ing Rte. 78, the Garden State Pkwy. and the NJ Tpke.
