Expanding Our National Footprint
During the year, the development team delivered a diverse range of projects, including: • Refurbishment of ageing public housing stock to extend and maximise the life of these assets (La Trobe Close) • Repurposing ageing assets to provide NDIS-appropriate housing (Ormond Road) • Acquisition of 69 dwellings specifically for people suffering from domestic violence (Rapid Housing) • Specialist respite disability accommodation for people with high complex needs (Rosella Avenue) • Medium-density infill housing to redevelop underutilised sites in the middle ring suburbs (Mason Street).
In the coming year, we will expand our footprint by: • Consolidating our development pipeline in South Australia under the Renewing Our Streets and Suburbs initiative (ROSAS) transferral in the CBD and East portfolio • Commencing the reconfiguration of the Singletons portfolio through the provision of innovative NDIS developments • Commencing the delivery of 52 new dwellings in north- west Tasmania • Commencing construction of several multi-storey, mixed-tenure developments that provide quality accommodation to a diverse range of cohorts • Continuing to improve our systems integration and the consistency of our asset management principles and processes for our growing national portfolio.
James Henry GENERAL MANAGER, PROPERTY DEVELOPMENT AND ASSET MANAGEMENT
management skills to maintain quality dwellings across a national portfolio. We have now undertaken detailed property condition surveys across our entire national portfolio, tracking the life-cycle costs of components, to best inform maintenance planning and expenditure.
The Property Development and Asset Management team has been working hard in the past year to deliver asset management services to support our expanding national portfolio. The team provides strategic direction on asset management for the organisation, which underpins the work of our state-based teams. We control the lifecycle analysis of our properties and direct decisions on asset divestments. We also manage acquisitions to ensure we grow responsibly and the portfolio best responds to the needs of our residents. Asset management is a core component of Housing Choices’ operations across widely variable operating contexts and portfolios - from ageing, stand-alone housing in East Devonport, to CBD apartments in Adelaide. By actively managing the stock, we aim to ensure that a continuity of maintenance is delivered and the life of each asset is maximised. When this process goes well, tenants often take these services for granted. However, in reality, it takes significant planning, systems, processes and project
By actively managing the stock, we aim to ensure … the life of each asset is maximised.
