Matthews Southwest Puts The Needs Of Dallas First JBJ Management client Matthews Southwest is at it again finding ways to benefit the citizens of Dallas. In partnership with the City of Dallas and Volunteers of America, the developers have just completed The Galbraith, a Bryan Street high-rise apartment building in downtown Dallas that offers market-rate housing and different income levels.

Over half of the 217 units are reserved for residents earning below the average area median income. The property contains 51% affordable housing units and 49% market rate units and features 12,000 square feet of retail space. The property is located next to Matthews Southwest’s redevelopment of the historic Dallas High School building and DART’s Pearl/ Arts District rail station. Developer Jack Matthews said, “a lot of things we do are about just making money but a lot of things are about trying to help out socially.” In Dallas, like other urban centers, housing costs for renters are increasing due to population increases, strict zoning regulations, and rising home sales. “Over the first seven months of 2022, rents increased by a total of 6.7 percent, compared to an increase of 12.0 percent over the same months of 2021,”

according to the Apartment List National Rent Report, and “year-over-year rent growth currently stands at 12.3 percent.” JBJ Management has worked with Matthews Southwest on projects since 2006. With an MWBE projection goal of 25% and actual MWBE attainment of 38%, JBJ Management was instrumental in providing MWBE compliance and tracking for the duration of the Galbraith project. Working with over 40 subcontractors, JBJ Management ensured the project met compliance requirements for the City of Dallas by collecting and tracking the necessary documentation.

is 35 feet in diameter. When completed it will provide 100- year flood protection for nearly 2,200 commercial and residential properties in the east Dallas area including Baylor Medical Center. This tunnel will also replace the current drainage system which was constructed nearly 70 years ago and only provided two to five- year flood protection. The new tunnel will improve stormwater management and provide protection for schools, medical facilities, residents, and streets. The tunnel concrete lining will be completed in 2023.

JBJ Public Engagement in a Neighborhood Near You

The JBJ Management Public Engagement Team has entered its busiest time of year managing clients’ community meetings and neighborhood canvassing efforts. This summer, the team is providing creative outreach to clients in typically hard-to-reach neighborhoods throughout North Texas.

Dallas County is also providing a flood planning study in the Inland Port area and the JBJ team will canvass the local businesses and surrounding neighborhoods to keep the community up-to- date on the project. They will also organize three community meetings and create a website to provide information to the community.

We canvass and hand out collateral materials at apartment complexes and businesses around the pop- up clinics. We also inform the community about free resources that are available. To date we have successfully coordinated over 30 pop up healthcare events.

Our Public Engagement Team has been canvassing for the City of Dallas in Joppa, Tenth Street, and Five Mile, to promote a Neighborhood Revitalization Program that could provide up to $100,000 in-home repairs per home to qualified candidates in this area. JBJ is also planning community meetings to help city officials and experts assist residents with their applications. The team provides outreach

The City of Terrell is redesigning its town square and creating new quiet zones and has retained our Public Engagement team to canvass local businesses and the community to keep them aware of changes. The team will organize three virtual/in person community meetings to get community input and create a webpage where citizens can provide feedback and get information about the project.

Fall Registration at Jarvis

Registration is now open for Jarvis University Adult Education and Certification Programs at the Hawkins and Dallas locations . In-person and online classes are available. The Adult Education Program offers business administration, criminal justice, and religion classes under bachelor’s degrees, and criminal justice, general studies, and religion classes under associate degrees. The Certification Programs include the National Educational Certification Programs, which are eight weeks, WIOA/TAA approved and classes start every month. The Certificates of Completion include Medical Terminology and Medical Essential Soft Skills. Over the summer, JBJ had two interns, Hailee Hall and Darion Sanders. This fall, Hailee will be attending Vanderbilt University to pursue a degree in Sociology, and Darion will be attending The University of Texas at Austin to pursue a degree in Marketing. Both interns have worked hard at JBJ and have made a lasting impression on the company.

JBJ sponsors staffer Jonah Murray as a member of WORTH, a young professional philanthropic group the North Texas Communities Foundation. This year, WORTH’s philanthropic focus was on children’s mental health. After considering several local nonprofits’ proposals they voted to award their $10,000 grant to Cancer Care Services, who will use the money to expand their child therapy abilities. On July 19, Jonah and the WORTH group toured Cancer Care Services and saw their progress in setting up new therapy rooms to serve their child and family clients.

Greater Dallas Planning Council Annual Luncheon

Dallas Mayor Eric Johnson will discuss the management of the unprecedented growth in North Texas and its future at the Greater Dallas Planning Council Annual Luncheon on Thursday, August 11, 2022 . The event will be held at the Dallas Omni Hotel, 555 South Lamar Street, Dallas, TX 75202 . The event will focus on the challenges and opportunities resulting from this growth including the impacts on the economy, housing, transportation, water, and law enforcement. The Honorable Helen Giddings and a roster of successful Dallas women founded the Summit in 2018 to educate, empower and strengthen women to successfully navigate today’s business environment.

The JBJ Management team enjoyed a weeknight Texas Rangers game together at Globe Life Field. Staff members and their families were able to enjoy a great game, good food and quality time together and live out the importance of building a team that works hard and plays hard together.
