Welcome to this edition of In The Country & Town, the property magazine for showcasing some of the finest properties and also providing our readers with some engaging editorial features.

Despite this Summer frequently being rained off, we know many house buyers are actively seeking their next home, so in this magazine we are presenting those househunting with some wonderful properties to consider, some of which are previews and therefore not yet seen on the open market.

Politics and Property

There was little uncertainty about which party was going to win in the run up to the General Election, and with the Labour Government now in power, the impact on economy should be positive if their plans work. Remember, when Labour was last in power the house market did rater well in fact. An attractive aspect of their intent to achieve economic growth can be seen under its £7.3bn National Wealth Fund, in which the new Labour Government is to put money towards higher-risk projects, such as gigafactories for batteries, hydrogen fuel, carbon capture, and green steel. It aims to attract £3 of private sector funding for every £1 of taxpayers’ money.

Of course the biggest impact on the housing market in the medium term would be their stated intent to overhaul the planning system.The pursuit of this initiative is vital in achieving a more balanced house market.

We suspect their main focus on tax will be Inheritance, Capital Gains and of course their much publicised v.a.t. levy on private school fees.We don’t think labour will risk returning to the ‘mansion tax’ ideas of the Jeremy Corbyn days, talk of which played a major part in them losing the last election. Despite UK inflation now at 2% the long awaited reduction in The Bank of England interest rate has been pushed back and expectations for a rate cut in August is now unlikely. Lower borrowing costs will arrive soon and this will be a positive stimulous on the housing market.

First Drive: Can McLaren’s Artura Spider achieve drop-top excellence?

What is it?

McLaren is hot-footing it to update its entire range. Its bombastic 720S has been given a power boost and transformed into the 750S, while the cross-continent GT has been updated into the GTS.The Artura, which was only recently introduced, is also getting a freshen-up to coincide with the release of this model – the Artura Spider. Rather than just lopping off the roof, this Artura has been given a range of modifications and upgrades over the original car and they’ve been applied to all Artura models built from now on, too.We’ve been out to drive it in the south of France to see what’s what.

What’s new?

The Artura was a car plagued with difficulties in its early stages, but McLaren has looked to finesse the formula with both the Spider and the equivalent coupe. It’s not just a couple of visual tweaks, either; the hybrid powertrain has gained a power boost – more on that later – the transmission has been revised for faster shifts while the suspension and damping has gained a big revision to make the Artura even sharper to drive than before. As always, McLaren’s focus with the Artura has been weight – or lack of it.At 1,560kg with fluids, it’s incredibly light. It’s no mean feat, either, given the complex folding metal roof system that raises or lowers in 11 seconds at speeds of up to 31mph.You can even specify the roof with electrochromatic glass which can go opaque or transparent at the touch of a button.

What’s under the bonnet?

As before, the Artura uses a combination of V6 petrol power and an electric motor. However, McLaren has managed to squeeze some extra boost from that engine, bringing the Artura Spider’s total output to 690bhp, up from 671bhp previously.The good news is that if you’re an existing Artura owner, McLaren will upgrade your car to this power output for free. Performance, as you might expect, is impressive. Zero to 60mph comes in three seconds flat while McLaren claims a top speed of 205mph. However, with an electric-only range of up to 21 miles, it’s still very usable in battery-powered mode and when combined with the petrol engine, McLaren claims that you could get up to 58.9mpg. Unlike other hybrid models, there’s no regenerative braking – McLaren says it didn’t want to go down that route – with the petrol engine being the primary source of charge for the battery.

What’s it like to drive?

The Artura Spider instantly feels like a more focused affair than many of its rivals. Pushing off under electric-only power, it’s sharp and taught underneath though it does remarkably well to shrug off the worst of the potholes and road imperfections. Increase the pace and the Artura Spider remains impressively flat and level, darting through corners with increasing hunger.The V6 engine may not sound all that impressive – though better than the original Artura – but you can’t fault its effectiveness. Combined with the electric motor, this is one rapid drop-top. It’s actually the more everyday driving situations where the McLaren particularly impresses, mind you. During a slog through some rush hour French traffic, it felt as easy to manage as a conventional hatchback with an easy-to-judge throttle and a gearbox which shifts intelligently ensuring that this is one supercar that you could use every day.There’s a real lack of buffetting at speed with the roof down, too, and while this is taken away when the roof is in place, there is quite a lot of road noise to deal with – particularly at motorway speeds.

How does it look?

McLaren models have always had quite a similar approach styling-wise and there’s some of that carried through on the Artura Spider. It’s still very much recognisable as one of the Woking brand’s cars, that’s for sure, but it does what you want a supercar to do when it comes to looks – make an impact and turn heads. However, the details in the roof area are what make this car stand out.The buttresses are a particular stand-out touch as they’re incorporated into the roll-over structure but also incorporate a glazed section which makes it a little easier to look out of the back.When the roof is folded away, it’s all very neat and tidy while when it’s back in place the Spider is hard to pick out against the ‘standard’ Artura.

What’s it like inside?

It’s all very stripped-back inside the cabin of the Artuta.The materials are good, mind you, and while it’ll come as no surprise that this isn’t the most practical of cars, the two occupants do get a decent area to stretch out in while headroom isn’t bad when the roof is in place – and near-infinite when it’s folded away. In terms of practicality, the Artura Spider does better than you might think for this type of car.The 160-litre boot in the nose of the car might be smaller than the boot you’d get in a Hyundai i10 city car, but it’s deep, square and ideal for two soft weekend bags or some coats and jackets.A week’s worth of clothing for two people might be a bit of a stretch, mind you.

What’s the spec like?

Prices for the Artura Spider start from £221,000, making it considerably more expensive than something like a Porsche 911 Turbo S Cabriolet. But McLaren has certainly pushed harder to increase the level of on-board tech inside its cars and that’s evident in the Artura Spider.The main forward instrument cluster – which is framed by easy-to-use rocker controls for the various driver modes – is clear to use and can be configured to show different readouts.We’re still fond of McLaren’s approach to leave the steering wheel completely free of any buttons and while that does mean some controls aren’t quite as easy to hand as in other cars, it does make for a purer-feeling driving experience.

McLaren has equipped the Artura with the latest driver assistance systems, too, and while there’s a quick shortcut button to deactivate the lane departure warning, you still need to head into the screen to switch off others – it would’ve been nice if they’d all been tied into one button.The main screen itself works reasonably well but still lags behind rivals in overall usability while it’s quite badly affected by overhead sunlight – which isn’t ideal in a convertible.

Verdict

The McLaren Artura Spider has arrived as one of the sharpest convertibles around.While it can quickly play the full supercar role at the drop of a hat – delivering a sharp, exhilarating and measured driving experience that will thrill those behind the wheel – it’ll just as easily transform into a docile A-to-B drop-top that could be used for even the most mundane of journeys.While it might be nice to have a touch more flamboyance from the engine note, you can’t fault how effective the McLaren Artura Spider is.

“If it’s simply as a garden room, extra lounge or dining space, playroom or office, it should fall under permitted development, which is also called incidental development,” explains Higginson. “For this, it will need to be under 2.5m high (total height from the nearest adjacent ground), not over 50% of your outside space and cannot be used as an extra bedroom.” In some cases, if the space is to be used as a home gym or office for example, you can still have a bathroom, notes Higginson.“If you do dream of being able to roll out of bed and into your garden, then you’ll need planning permission, which will fall under ancillary development.” He continues:“Put simply, this is building anything where you’ll use the space as you would your primary residence, so sleeping, eating and using the bathroom.” Your garden room provider will be able to advise you on any planning needed and how to go about this, says Higginson. “On average, ancillary planning will cost £1,200, but this can differ depending on whether you do it yourself, use a professional, and also where you are in the country – this may be included in your garden room estimate, so it’s worth checking,” he adds.

How to get a garden room installed – and what it might cost

Echoing everything we love about the British countryside, what could be lovelier than having your own four walls planted amongst lush greenery? Forget wooden summer houses or ‘posh sheds,’ says Tony Higginson, managing director and co-founder of Vivid Green.We’re talking about garden rooms built to the same or often higher standards as an extension, he underlines. “With bi-fold doors, a toilet or kitchen and a room which leads right onto the garden – enabling you to eat and entertain al fresco, no matter the weather.” If you’re taken by the idea and thinking of getting one installed, Higginson reveals the key things you’ll need to consider…

Footings

or swim spa, the design element is where you can let your hair down and have some fun,” he enthuses.“From polished concrete floors to in-built cinema projectors and a garden bar.The world, when it comes to design, is your oyster.” One thing to consider is the longevity of your build, says Higginson.“Yes, right now, you might want to use the space as a home gym with rubber flooring installed for added bounce.

It delivers a great, sturdy foundation and can be installed in a matter of hours without any compromise on the quality or longevity of the build, notes Higginson.“In some cases, you may need to look at a concrete slab or pad foundation. This is usually when the ground conditions are not optimal for ground screws, or the use of the building requires large point loading – for rooms to be used as a weight-lifting gym for example.”

Costs

“But will you want to convert the space to a kid’s playroom in a few years?”

A standard garden room of 4m by 3m will start from around £20,000… The key when looking at your budget is to work out what’s most important to you, says Higginson.“Is it having as much space as possible? Or is it compromising slightly on the size to enable you to have bi- fold doors and an attached pergola to house your hot tub? “For a garden room of 4m by 3m with bi-fold doors fully fitted and installed, you’ll be looking at around £25,000.” Something to think about when making design requests or changes is not just the cost of the individual element, he highlights.“So adding bifold doors may add more than just the bifold door price for example, as the structure will likely then require a steel support over the doors to take the weight off the roof, as the opening is now larger,” outlines Higginson.

He says to think long-term and choose suitable flooring which will transition through many uses.“Engineered hardwood, tiles or polished concrete are all great examples which will look chic but stand the test of time.”

Uses

Garden rooms deliver on many levels… “From being more affordable than a standard extension or garage conversion, to the huge bonus of being installed in a matter of weeks, rather than months.

“Their longevity is on par with more traditional build methods and often outlives them,” suggests Higginson.

He continues:“If you work with a recommended installer who can offer a turnkey solution, you’ll be sitting in your garden room enjoying the summer, autumn and winter for many years to come.”

Build

From beautiful high-end finishes like internal plastering, aluminium or timber joinery and real wood flooring, to more budget-conscious choices… “The build size is where you can test your budget,” says Higginson.“Most roofs are built flat, with pitched roofs possible but at a sizeable extra cost.“It’s also worth noting that a flat roof will often work better within a garden creating a clear line of site and working with, rather than against, fencing and boundaries of the property.

Timing

From your initial consultation to full installation, you can be looking at around six to eight weeks if the lead time is low… “The actual build time will be around seven to 14 working days.This means you’ll easily be able to have a garden room installed in time to enjoy the balmy summer evenings,” suggests Higginson.

What butterflies will you be spotting during Big Butterfly Count? By Hannah Stephenson, PA Wondering which butterflies you might spot in your garden this summer during Big Butterfly Count, the annual UK- wide survey aimed at helping us assess the health of our environment my counting the amount and type of butterflies we see? It depends on the planting within your outdoor space – but you don’t just have to look at buddleia (also known as the butterfly bush) to spot a wealth of different species. “July is the peak season for some butterflies. Depending on where you are, you may well see small tortoiseshell and peacock butterflies in your garden, which are among the most common species,” says Anthony McCluskey, conservation manager (Scotland) for Butterfly Conservation. “You may also see small white and large white butterflies which should be on the wing.”

“Nasturtiums flower later in summer,so you’ll see butterflies on them. They will also be visible on other plants which flower earlier because they will be trying to lay their eggs on them.” Large whites lay many eggs, which are orange or yellow in colour and are easy to see on leaves, while small whites lay their eggs singly, which are still visible on the upper surface of leaves. “The caterpillars will cause some damage,” he concedes,“which is one of the ways you know caterpillars are present. Large numbers of caterpillars from the large white butterfly can strip the leaves.”

What plants are likely to attract particular butterflies?

Some people plant nasturtiums near their vegetable patch to deter the caterpillars from cabbages.

Nasturtiums

“Gardeners can plant certain plants which will attract white butterflies to lay their eggs there, including nasturtium,

Long grass

If you leave an area of long grass underneath trees or hedgerows it can attract species like the speckled wood butterfly, which is fairly common and does appear in towns and cities. He suggests extending No Mow May to attract these brown butterflies which have creamy speckles on the wings. They need long grass to lay their eggs.

Sedum and scabious

The nectar-rich flowers of sedum are very easy to grow, with bright flowers in late summer, while the pincushion flowers of scabious in pink and white flower all summer and are a magnet for butterflies.

Open-flowered dahlias

“Butterflies can get to the nectar in flowers that are quite closed, so go for more open single-flowered dahlias like Bishop of Oxford. You may see peacock butterflies, small tortoiseshell and red admirals,” he says.

Mint

At the end of summer, mint will come into bloom and it’s a

really good one for attracting most butterflies, whether in a pot or anywhere in the garden.

Holly

Buckthorn and alder

“The holly blue butterfly is a lovely blue-coloured species which people can attract to their garden by planting holly because it lays its eggs on young holly flowers in the spring, but then emerges again in summer and will lay eggs on other plants including ivy or dogwood.”

Large, bright yellow/green brimstone butterflies camouflage themselves in the leaves of alders to lay their eggs.

And what about the humble buddleia?

Some gardeners see the large varieties of buddleia as wayward thugs, and Butterfly Conservation acknowledges that while it is among the best plants to grow for butterflies and moths, it must be managed to prevent it from spreading across sensitive natural habitats. Care should be taken to stop it from self-seeding and spreading beyond the garden, where it can invade native plants nearby, it warns. However, you can get smaller varieties which are suitable for pots and are more controllable.

Drought-tolerant plants

If you are planting in pots, choose drought-tolerant varieties which are not going to dry out. Herbs like thyme, marjoram and lavender are good for pots, especially later in the summer, and will attract butterflies which require a lot of energy, such as the peacock and small tortoiseshell, he suggests.

Perennials

Which plants are NOT likely to attract butterflies?

Other plants which are colourful and which you could plant in pots include short varieties of Verbena bonariensis and sea holly, which has beautiful flowers and leaf shapes. Both are perennials which will come back year after year. Purple Salvia caradonna are also a magnet for butterflies, he says. “Any salvias are attractive to butterflies and bees and can do well in pots.”

Big blousy roses or any highly hybridised plants which are hugely difficult for butterflies to access.

“Some have been bred and selected to have flowers which last for a long time, but which have no pollen or nectar any more.Things like the pelargonium, the tender geranium, isn’t really good for any of our butterflies. Other bedding like petunias don’t seem to attract anything,” says McCluskey.
