Partnering with Haglid Engineering & Associates, Inc., Avidan took part in Pay For Performance -- a com- prehensive energy efficiency program administered by New Jersey’s Clean Energy Program that provides incen- tives towards whole-build- ing energy improvements. Haglid developed an energy reduction plan for 145 Tal- madge Road, identifying performance goals that would help the building achieve substantial energy savings. Energy efficiency upgrades completed at 145 Talmadge Road in 2011 include: Improving the envelope of the building and achieving an R-30 insulation value • Creating a barrier wall separating the loading dock area from the main ware- house area in the cooler/ freezer areas only • Installing high-speed cooler/freezer doors in the separation wall so that the BEDMINSTER, NJ — Ad- vance Realty announced the results of its 2012 Earth Day Electronic Waste (e-waste) Collection event. Throughout its portfolio of premier office proper- ties in New Jersey, Advance partnered with ECOvanta, Covanta Energy’s e-waste recycling enterprise, to col- lect a total of 16,342 pounds of e-waste. At One Gateway Center in Newark, 445 South St. in Morris Twp, 100 Tice Blvd. in Woodcliff Lake and various properties in Bedminster, Advance encouraged tenants to drop off e-waste materi- als such as computers and computer peripherals, copi- ers, printers, and televisions from home and their offices. “This event was very well received by our tenants, and we were extremely pleased with the level of participa- tion,“ said Peter Cocozi- ello, president and CEO of Advance Realty. “So many individuals made the consid- erable effort to bring items in from their homes and we received a vast number of compliments. The 2.2-megawatt solar electrical system will, over its lifespan, reduce carbon emissions by 48,573 tons, and will service more 90 percent of the facility’s power needs. The energy savings produced by the system will be equiva- lent to planting more than 1.9 million trees. Looking at it another way, the solar production that will be gen- erated by the system will be enough energy to power more than 235 homes. The installation is part of PSE&G’s Solar Loan Pro- gram, which makes solar energy systems accessible to building and facility owners in PSE&G’s electric service territory. The program is designed to encourage the development and installation of clean, renewable energy technologies throughout New Jersey. “I’d like to congratulate Avidan Management on the completion of this impres- sive solar power installation, which is an important part of the Township of Edison’s ef- fort to become amore sustain- able place to live and work,” said Mayor Ricigliano. In addition to the solar installation, Avidan recently completed a number of other upgrades at 180 Raritan Center Parkway including re- insulating refrigeration pip- ing, repainting the building’s exterior, replacing dolly pads for the warehouse and retro- fitting the lobby with LED lighting. The company also installed automation controls on the facility’s freezer units, which will result in signifi- cant reductions in energy us- age and operating costs. “Avidan is wholeheartedly committed to providing our tenants with the best-in-class properties and the installa- tion of energy-efficient im- provements is a major part of adhering to that vision,”

said Avi Avidan, Managing Member of Avidan Manage- ment. “Thanks to our part- nerships with PSE&G and Solar Nation, we are able to complete this project, which will provide tremendous sav- ings for our tenants as well as promote sustainability measures in the state.” Set on 16 acres, the 180 Raritan Center Parkway has up to 28,800 square feet allocated for office space and features reinforced concrete floors, 24-foot to 18-foot clear ceiling heights, 24 exterior doors with dock levelers and ample on-site parking. This project is the second solar installation for which Avidan has partnered with PSE&G. Last year, the com- pany completed a 4.26-mega- watt solar electric system at 145 Talmadge Road, a refrig- erated distribution facility in Edison, N.J. Consisting of 17,745 solar panels, the sys- tem was the largest rooftop- mounted solar panel installa- tion to have been completed in the entire country at the time. In the first month af- ter installation, the system reduced electrical costs by 70 percent at the building. In other news, Avidan re- ceived a Building Energy Reduction Award from the Building Owners and Man- agers Association (BOMA) of New Jersey. BOMAbestowed the award at The Newark Club, recognizing Avidan’s 4.26-megawatt solar power installation and other energy efficiency upgrades complet- ed last year at 145 Talmadge Road, the firm’s 656,255 s/f warehouse and office complex in Edison.

Completed in April 2011, the solar project consists of 17,745 panels and was the largest rooftop-mounted in- stallation to have been com- pleted in the entire country at the time. To date, the instal- lation has produced nearly six million kilowatt hours -- enough energy to service half of the power needs of the building’s multiple tenants, which utilize the facility as office space and for storage of dry goods and refrigerated and frozen foods. The total cost of the installation was roughly $22 million, and ap- proximately 120 jobs were created during the construc- tion process. Avidan further enhanced the sustainability of 145 Talmadge Road by complet- ing a comprehensive retrofit of the building to maximize the facility’s overall energy efficiency. “We are thankful that BOMA has recognized 145 Talmadge Road with this honor, and we’d like to ac- knowledge the work of our project collaborators -- Solar World, Solar Nation and Haglid Engineering &Associ- ates -- as well as the Board of Public Utilities, PSE&G, and numerous other state and lo- cal officials,” saidAvi Avidan. “By generating electricity through alternative means and maximizing the facility’s energy efficiency, we poten- tially reduce the site’s carbon footprint by 50 percent, and the addition of automation controls on the refrigeration equipment also has greatly contributed to the building’s energy savings.
