The Market

Welcome to this October edition of In The Country & Town, and the forecast for the months ahead is probably more rain but definitely more house sales as the market continues to improve.

As regular readers will know we have been reporting a resilient property market for over a year now, and as we go to press, the latest news from the UK’s largest mortgage lender is that house prices came close to reaching a record high last month as falling mortgage rates helped to boost confidence among buyers, according to Halifax. The market improvement and indicators of a good market is really about the volume of sales and not house prices alone, because any house price rises are likely to be limited by the considerable cost of living increases down the line.The volume of unit house sales is up in 2024 and this means a house seller can be confident about securing a buyer, providing a realistic price is set to go to market with. The market up-tick is now likely to continue through to the New Year judging by the buyer demand being experienced at McCarthy Holden branches. So despite our days frequently being rained off, we know many house buyers are actively seeking their next home which is positive news for those wishing to sell their property. All in all the house market remains in good shape as we move ahead to the Autumn and Winter seasons.

Will Interest Rates Fall Soon?

In a closely-run decision, the Bank Of England rates were lowered to 5% from 5.25% in August, and a decision to hold rates was made in September. Bank of England governor Andrew Bailey recently said cooling inflation pressures means the Bank should be able to cut interest rates gradually over the upcoming months, adding “it’s vital that inflation stays low, so we need to be careful not to cut too fast or by too much”. Many analysts expect the Bank to cut rates at its next meeting on 7 November.

Sustainable motoring: What could be the al- ternatives to electrification?

Among the wider world, there’s a big focus on climate change and how our impact on the environment can be reduced. In the motoring scene, that means bringing down carbon emissions and putting more weight behind electrification, which is why we’re seeing a far greater number of electric vehicles released with each passing month.

However, there are some alternatives to electric vehicles that have emerged, but what are they and could they provide us with a cleaner way to get from A to B? Let’s take a look…

Smaller, more efficient petrol engines

Believe it or not, petrol engines are the most efficient they have ever been.A lot of that comes down to increased development, the wider use of turbochargers and a greater number of smaller-capacity engines which put efficiency right at the top of the list of priorities. Plus, the integration of mild-hybrid systems into petrol – and occasionally diesel – engines has allowed them to squeeze extra miles out of every drop of fuel. Mild-hybrid technology is becoming more and more popular among car manufacturers as it offers a lot of advantages to greener motoring for not that much more money for the consumer.A car that features the system has a small electric motor installed that is used to recoup lost energy from braking which is then stored and can be used later on to help boost efficiency even further.With this, the life of the petrol engine in general is being extended.

Sustainable fuels

Sustainable fuels are made through agricultural or animal waste, which is said to cut CO2 emissions by as much as 80 per cent, according to a 2019 renewable fuel statistics report by the government. Another point to make is that this fuel doesn’t need an engine to be modified to any extent in order to run on it. Plus, existing petrol stations should, in theory, be able to store and deliver sustainable fuels in the same way as ‘usual’ fuels.

E-fuels

Similar to sustainable fuel, but with different elements involved. Like with the former, E-fuels could play a big part in our transportation emission goals as it offers the same practicality of modern internal-combustion engines with far fewer emissions in the manufacturing process. E-fuels or synthetic fuels as they are more commonly known as are made from captured CO2 and hydrogen through a process called electrolysis.The benefits are that no fossil fuels are used in the making and as with sustainables it can be easily adapted to our engines and petrol station networks.The only downsides at this stage is the cost – however with more and more litres produced on a global scale, prices per litre will begin to drop. Porsche is a big believer in synthetic fuels and has already created a production site in Chile where it will manufacture its own e-fuels.

Hydrogen fuel cell

What is seen as the EVs biggest rival is the hydrogen fuel cell electric vehicle.This alternative could play a massive part in the future, however here in the UK it hasn’t taken off due to the high costs of the cars that feature a fuel cell drivetrain and the lack of infrastructure. One of the big benefits of a hydrogen car is its by-product of only water, while a full fill-up of hydrogen only takes slightly longer than that for a petrol or diesel car. The powertrain consists of an electric motor and a fuel cell.The hydrogen is the substance and then is mixed with air which is fed into the fuel cell which then makes an electrochemical reaction which turns into electricity, heat and water vapour.

Hydrogen internal combustion

Car companies such as Toyota are undertaking the development of the internal combustion engine that we all know, but fuelling it with one of the most abundant elements in the universe – hydrogen.

The firm has also competed in the Super Taikyu 24-hour race at Fuji Speedway last year to see if the technology could move on to motorsport, too.

Currently in its development stage, passenger models such as the GR Yaris and Corolla Cross (not available in the UK) are being put through their paces to see whether this technology could work as a traditional fuel of the future. Furthermore, like with fuel cell vehicles, the only emissions created is water vapour, meaning that this alternative gives all of the benefits of a normal engine with none of the drawbacksssions: 167g/km

FOOD - John & Lisa John Torode and Lisa Faulkner: ‘The last thing people want is to be scared by a recipe’

Culinary power couple John Torode and Lisa Faulkner are on a mission to make restaurant- quality dishes more accessible to home cooks. The pair first met when Faulkner won the fifth series of Celebrity MasterChef – with Torode a judge on the show – and have now published a cookbook, John & Lisa’s Kitchen. “The last thing people want is to be scared by a recipe,” says Torode,“open up a book and think,‘I can’t pronounce that, I don’t know where I can buy the ingredients, or I know that’s going to be really expensive’. “I’m used to having ingredients that are used in restaurant kitchens, but the big thing I’ve learned from Lisa is that for everyday cooks, you need to be able to buy it from the shop, or it comes out of the cupboard.” The 59-year-old explains that after training as a chef in his native Australia, he believed it wasn’t possible to replicate restaurant-style food at home.“That, to me, is why you go to a restaurant,” he says.“However, Lisa will go,‘Hold on, we can do that at home, because you can buy these things now from the supermarket’. “So Lisa’s brain, instead of going around a professional kitchen, thinks about everyday supermarket foods – which ingredients are accessible, and how can we make them come together to create a dish that wouldn’t be out of place in a restaurant? “That, for me, is what’s amazing about Lisa. She’s about everyday, egalitarian and aspirational food.” The couple have both separately written cookbooks before, but this is their first collaboration. It contains all 40 recipes from the current series of their ITV1 cookery show, John and Lisa’s Weekend Kitchen, and 60 other favourites the couple have chosen from the previous eight series. “We’ve been trying to write it for a very long time and finally everyone went ‘yes’, and the stars aligned,” says Faulker, 52,“We both like the same sort of food – good food.” While Torode is a professional chef and restaurant-owner, Faulkner simply describes herself as a “mum cook” (she has an adopted daughter, Billie, now 18, with her ex-husband Chris Coghill). So does her lack of professional cookery training mean she sometimes defers to her husband on culinary matters? “Absolutely,” she admits.“I’m constantly asking John – and a lot of the time he goes ‘Why are you asking me this? You know this.’ “But of course I ask him, he’s a proper chef, he’s been doing it since he was 16 years old – and what he doesn’t know about food, he will learn.”

She says she knows tips and shortcuts, and “things that work for me as a mum cook”, but explains,“I’ve cooked forever, but I think that we work [well] together, because I’ll go ‘Can I put that and that in?’ It’s usually about quantities and mass that I’m asking John.”

But Faulkner’s ideas of combining ingredients are often winners with her husband, and their audiences, too.

Torode says:“This series, Lisa came up with an absolute ripper. She said,‘Oh, I like French onion soup. I like sausages and gravy. I love Welsh rarebit – so let’s put those together.’ “So we’ve got sausages in a French onion soup gravy mixture, and on top of that, bits of bread covered in Welsh rarebit, and the whole thing’s baked in the oven.You’ve got bread, cheese, onions and sausages all together on one plate.”

Faulker chips in:“It’s a really lovely thing,”

She’s also managed to bring her husband around to a more realistic way of approaching home-cooked food. His acceptance of quick-and-easy recipes being a prerequisite for modern family meals is illustrated in the wonderful, yet slightly bizarre, recipe Fish Finger Katsu Tacos. He says:“Years ago – had it been my recipe – I would have insisted that people make their own fish fingers, but actually that would become a scary recipe.” So the recipe includes shop-bought frozen fish fingers and tacos, in a homemade katsu curry sauce, with perhaps a grudging acceptance that even the sauce can be bought from a supermarket if necessary, to speed things up. “So this is what I’m saying about Lisa,” says Torode.“She’ll go ‘No John, people aren’t going to make their own fish fingers, mate, they’re just not gonna do it.’ “Fish finger taco – it’s inspired! Chuck that in the middle of the table and everybody can choose what they want.And everybody loves a fish finger.” Torode says they’re “very, very proud” of their new cookbook, but adds:“We hope the book isn’t for somebody just to sit there and read the recipes line by line, but actually, just be inspired to give it a go. “And – this is my biggest tip to everybody out there – you’re allowed to put your own spin on it. shears, to spatchcock, by cutting down each side of the parson’s nose. Remove the backbone. Flatten the chicken a bit, turn it over and push it down against the board. Use a sharp knife to make small slashes in the skin. Pierce all over the skin with a fork.

3. Make a marinade with the lime juice and chipotle paste and rub all over the chicken, back and front.

4. Heat a large ovenproof frying pan and add a little olive oil. Place the chicken skin-side down and let it sizzle. Drizzle with oil once a little coloured, then turn the chicken over. Weigh the chicken down with the heated brick wrapped in foil (thus brick chicken) or use a cast-iron lid. Leave to cook over a medium heat for five minutes then turn and cook the other side for five minutes with the weight on. Transfer to the oven and bake for 40-45 minutes, still weighed down by the brick. 5. Meanwhile, for the cabbage, heat a large frying pan that has a lid, add a splash of oil and place the cabbage wedges in the pan. Cook for three minutes to get some good colour, then turn them. Mix the chipotle paste and water, pour over the cabbage and cook for five minutes, then turn the cabbage and cook until it is soft and the liquid reduces to make a sauce. 6. Remove the chicken from the oven and leave to rest. Place the cabbage on a large platter. Chop the chicken by removing the thighs and chopping the breast in half. Place the chicken on top of the cabbage, swirl the cooking juices in the pan and pour over. If liked, serve with fries and mayonnaise. Tip:You can use a fire brick in the oven as they are better at withstanding higher temperatures.They can be purchased from DIY stores and online. “Chicken and just five other ingredients equals a crowd pleaser with little fuss,” says MasterChef judge John Torode.

“You don’t have to use a brick, any heavy weight will do (the brick keeps the chicken flat so the skin stays crisp), but what a great story to tell around the family table – oh yes I got a brick and cooked you a chook!”

Brick roast chicken and braised chipotle cabbage

Ingredients:

(Serves 4-6)

1 whole chicken (2-2.5kg)

Juice of 2 limes

100g chipotle paste

Olive oil, for cooking

For the chipotle cabbage:

A little oil, for frying

1 hispi cabbage, cut into 8 wedges

1tsp chipotle paste

200-300ml water

To serve (optional):

1. Preheat the oven to 220°C (200°C fan). If using a brick, wrap it in foil and heat in the oven.

John Torode and Lisa Faulkner’s chorizo and broken yolk smash recipe

Method:

1. Bring the potatoes to the boil and cook for 15-20 minutes until tender, then drain and set aside. Halve any particularly large ones. 2. Heat the oil in a large frying pan, add the onion and cook until beginning to soften. Stir through the garlic, paprika and cayenne.Add a splash of water if things begin to stick.Tumble in the chorizo and allow it to brown and release its oil. 3.Add the potatoes to the pan. If soft enough, squash some of them down with the back of a spoon so that they break apart. Season and allow the mixture to sizzle away, again adding a little water if things begin to catch. 4. Meanwhile, for the tomato salsa, add a sprinkle of salt to the quartered tomatoes in a small bowl, followed by a splash of vinegar. Mix through the coriander and set aside. 5. Once everything in the potato pan is nicely golden, make four holes in the mixture and spoon in the egg yolks. Break the yolks with a spoon and swish around the pan.Top with a sprinkle of coriander and serve with the tomato salsa, a dollop of soured cream and some crusty bread.

“This dish was on a menu in a café in Manchester that I would go to while I was filming up there,” says Lisa Faulkner.

“My favourite thing about it was that it just used egg yolks (the best part of an egg!) What’s not to love.Yolks, potatoes and chorizo – yum!”

Chorizo and broken yolk smash with tomato salsa

Ingredients:

(Serves 4)

For the smash:

400g baby new potatoes

1-2tbsp olive oil

1 red onion, finely sliced

1 garlic clove, grated

2tsp smoked sweet paprika

1tsp cayenne pepper

About 100g cooking chorizo, roughly chopped

4 egg yolks

Sea salt and freshly ground black pepper

For the salsa:

2 handfuls of cherry tomatoes, quartered

Splash of red wine vinegar

Handful of coriander, roughly chopped

To serve:

Roughly chopped coriander

2. In a stand mixer or using an electric whisk in a large bowl, beat together the cream cheese, sugar and flour. In a separate bowl, whisk the eggs with the vanilla then slowly add to the cream cheese mixture a bit at a time, whisking continuously.When it is all combined, add the double cream just to incorporate; don’t overwhisk it at this point. 3. Fill the lined tin with the mixture and bake in the oven for 40-45 minutes until brown, yet still a little wobbly in the middle. Remove from the oven and leave to cool slightly before putting in the fridge to cool completely. 4. Meanwhile, to make the caramel sauce, put the sugar in a large frying pan, then add the water so it’s like wet sand. Place over a high heat, but do not stir it at this point. Leave to bubble away until it is a dark amber colour, then gently swirl the pan to combine. Remove from the heat and add the butter, then put back over the heat and whisk. Now add the cream, bring to the boil and whisk again to combine. Remove from the heat and leave to cool slightly before serving along with a slice of your delicious cheesecake.

“The top scorches but the middle is soft and luscious.This is one of those recipes that will quickly become a favourite as it’s really simple but so so good.”

Ingredients:

Tip:The cake will keep for four to five days, but we doubt it will last that long!

1kg cream cheese

400g caster sugar

2tbsp plain flour

7 eggs

2-3tsp vanilla paste

200ml double cream

For the caramel sauce:

250g caster sugar

1tbsp water

50g butter

120ml double cream

Method:

1. Preheat the oven to 220°C (200°C fan). Line a 25-centimetre springform cake tin with enough baking parchment to extend over the edges of the tin. This will help you remove the cheesecake from the tin later on and will prevent it from sticking. Just scrunch the parchment in! It gives a beautiful, rustic look.

This is how much sleep adults need per age group By Camilla Foster, PA While adults generally need around seven to nine hours of sleep per night at any age, each stage of life comes with its own set of biological, cognitive and developmental needs, which can significantly affect our sleeping habits. Alongside this, the stress and responsibilities of different stages of adulthood can drastically impact our quality of sleep.

Here’s what to keep in mind…

Early adulthood: 18-25

Young adults tend to go to bed later at night and prefer a lie-in in the morning (Alamy/PA)”During this age period, cognitive functions, emotional regulation and the maturation of the brain’s prefrontal cortex (responsible for decision- making and impulse control) are all heavily influenced by adequate sleep,” says Denise Iordache, sleep therapist and founder of JoySpace Therapy. Therefore, between seven and nine hours of sleep every night is needed to support brain development, learning and memory consolidation. “Young adults benefit from high melatonin production, meaning they find it easier to get to and stay asleep,” says Dr Hana Patel, NHS GP and resident sleep expert at Time4Sleep.“However, they are more likely to have shifting circadian rhythms, going to bed later at night and preferring to lie in in the morning.”

Middle-age: 45-59

As people reach middle age, their body’s efficiency at repairing itself may start to decline.

“Those aged between 45-59 may need slightly more sleep to feel fully rested and recover from daily activities,” says Schnorbach. “They also might experience more difficulty falling and staying asleep.” People in this age group might also start going to bed earlier. “Circadian rhythms may start to shift, with a tendency to feel tired earlier in the evening,” adds Iordache. Hormonal changes can also have a big impact on middle aged people’s quality of sleep, especially in women who are going through perimenopause and menopause. “During menopause, patients often report nights of disturbed sleep,” explains Patel.“This is common for people experiencing menopause, as swinging oestrogen levels can cause night sweats, heat intolerance, insomnia and occasionally nightmares.”

(Still!) Young adults: 26-44

Once people reach full adulthood, their bodies and brains are fully developed, and their circadian rhythms tend to stabilise. “During this period, circadian rhythm stabilises, with most adults being able to maintain regular sleep patterns,” says Iordache. “Melatonin production starts to decline slightly with age, but sleep-wake cycles remain relatively stable.” Many adults in this age range have busy schedules, so maintaining consistent bedtimes and wake-up times is important for overall health and wellbeing.

Mature adults: 60+

“During this life stage, sleep becomes crucial for maintaining cognitive function and immune health,” explains Iordache. “Aging bodies require more time to recover but factors like health conditions, medication use, and changes in circadian rhythms may affect sleep patterns.”

Older adults often experience a natural shift in circadian rhythms.

“Adequate sleep during this period is important for

“Circadian rhythm often shifts earlier, leading to earlier bedtimes and wake times,” explains Schnorbach.“Melatonin production may also decrease.” People over 60 are also more likely to experience sleeping issues. “Older adults are also more prone to conditions like sleep apnoea and insomnia, and many adults over 60 experience poor sleep,” says Patel.

How can people of all ages improve their quality of sleep?

Consistency is key.“Going to bed and waking up at the same time every day helps regulate your body’s internal clock, making it easier to fall asleep and wake up feeling refreshed,” says Schnorbach.

Make sure you are getting as much exposure to the sunlight during the day as possible, too.

“Natural sunlight exposure can boost your energy levels, improve mood, and regulate your sleep-wake cycle,” explains Schnorbach. “Sunlight helps your body produce serotonin, which later converts to melatonin, the hormone responsible for sleep.” Engaging in relaxation techniques before bed can also help calm your mind and prepare you for sleep. “Incorporate calming activities like journaling or reading to help clear your mind and reduce stress,” suggests Schnorbach.
