A s the year draws to a close, we can all agree that we are glad to see the back of Covid. How can one not be positive looking forward. We have endured the unexpected, incomprehensible and something nobody could advise on. We were simply told to be and to do and had no say or response to what we had to accept. Many businesses simply closed down and could not find a way to navigate through lockdown. Many landlords were forced to sell, as they had businesses who were on the brink of closing down or simply couldn’t pay the rent. It was something out of the ordinary and in that period, those entrepreneurs made something happen. It was an opportunity to reinvent themselves and to try something new. It was a case where excess was too much and where less was more. Everyone was simply looking at what they didn’t need and cashflow crisis was becoming a reality and was starting to take casualties. 2021 was always destined to be a challenging year and even though we got off to a relatively good start in the months of February and March, we were soon into our third lockdown and then as soon as we seemed heading for recovery, the country experienced their first unprecedented and deadly looting campaign. Something we never believed would ever reach the most progressive state in Africa. With a government riddled with corruption scandals there was really no officials to stop the inevitable. AYEAR IN REFLECTION

Post all of the above, there is still signs of acceptance of the situation and growth. Old money has flowed out the country and there is negligible investing from abroad. New developments are expensive and unnecessary with everything available. Vacancies at an all-time high but the savvy investor have either come up with an alternative offering or understood the value of property and made the decision to buy. Good quality assets have not really found their way to the market as property owners are prepared to sell their vacant properties and hold on to anything that has a positive cashflow situation. As the year draw to a close, we can be grateful to just have survived the pandemic. We can proud that we have used this time to reinvent ourselves to be prepared for 2022. It will be a challenging year but one of massive opportunity. Prices will still decline over certain property sectors, especially offices, but the correction was long overdue. BAS has continued the path to innovation and improved service offering to the industry and our clients have enjoyed the opportunities on auction this year. Sellers were more realistic n their asking prices and we in turn have assisted in the disposal of their assets in the shortest time possible. 2022 bodes well for the sector and we will again see many properties on the market.

AN EXTRAORDINARY SOUTH AFRICAN AUCTIONEER

I smail originally hails from Cape Town, where he lived most of his early life. With a deep-rooted family history and instilled value system, always destined to excel. However, he began to develop a passion for education as a critical driver to his growth to become meaningful in society and eventually make a notable difference. Ismail began his entrepreneurial journey in the field of business analysis. He was selected as one of South Africa’s shining stars during the early days and chosen to star in the hit TV show The Apprentice, where the property bug became apparent. With the show being so successful, he quickly realised that the launching pad into property auctions was a great way to retain his presence in an entertaining format. Over the past two decades, Ismail has been at the forefront of the South African property auction industry, presiding over 250 multiple property auction events and taking to market billions in property value. His property knowledge is exceptional, and he has an extensive property network and channel. Ismail holds a Bachelor’s Degree in Business Science, with Honours in Information Systems; an EMBA Master’s Degree in Executive Management; and is currently in the 3rd year of a PhD Doctorate, investigating the lived experiences of Nurses doing social innovation work in vulnerable communities. Ismail is a true patriarch and committed to South Africa.

PROPERTY OUTLOOK FOR 2022 with John Loos

A s we near the end of 2021, many begin to ask what 2022 holds in store for us, econo- my-wise as well as property market-wise. After a deep recession in 2020, economic growth has partly recovered off a very low base, as lockdowns have eased and economic activity has headed towards normal. In 2022 we expect real GDP (Gross Domestic Product) level to get back to pre-lockdown 2019 levels. This is not expected to be enough to stop the All Property Vacancy Rate from rising further just yet. However, it is expected to bring about a situation where All Property rentals return to very low nominal growth, and capital values on property return to very low nominal growth too. These growth rates are expected to be still too slow to keep up with general inflation, however, thus translating into further property value correction in real inflation-adjusted terms in 2022. Considering property classes, we expected that of the major 3 commercial property classes, the office property market will still remain in all out value decline, pressured by a sharply rising vacancy rate in lagged response to higher working from home as well as the “hotelling” of desk space to use space more efficiently. Retail Property by comparison is expected to see its nominal value decline end in 2022, while Industrial Property is expected to be the relative outperformer, with some positive capital growth as the country gears up for greater logistics capabilities related to online retail. On the Residential side, we believe that the home buying surge will taper off as interest rates begin to rise in 2022, while the very weak rental market may show some mild recovery as a bigger number of aspirant buyers put home buying on hold to wait out the interest rate hiking cycle. Broll Auctions and Sales is playing its part in curtailing South Africa’s high unemployment rate with the introduction of a graduate placement programme in conjunction with Wits University. “Today higher education is no longer a guarantee for getting a job, and many graduate programmes don’t have programmes to place their students, either for internships or once they have qualified,” said Norman Raad, Broll Auctions and Sales CEO. “Broll wants to create a platform to feed into the property sector, and we have part- nered with Wits University to offer internships to graduate in economics and property management.” The programme has kicked off with three students, who will be trained as property valuers, analysts and brokers. Broll aims to grow this number to 10 over time, while giving the graduates practical, on-the-job experience. “With poverty and unemployment rife in South Africa, creating employment aligns with government’s development priorities, and Broll is happy to play a role in supporting economic growth in the country through this programme.”
