Principal Designer Building Regulations The Principal Designer role under the Building Regulations, introduced through the Building Safety Act and associated amendments, establishes clear responsibility for coordinating and managing compliance throughout the design process. As Building Regulations Principal Designers, we oversee the planning, management and monitoring of design work to ensure projects meet all relevant statutory requirements whilst maintaining design quality, technical coordination and programme certainty. This role is particularly important on complex projects where multiple consultants, evolving design information and stringent regulatory obligations require clear leadership and structured oversight.

We have experience delivering this service across a range of technically demanding projects, including new-build developments, refurbishment schemes and works to existing and historic buildings. These projects often require careful integration of fire safety, accessibility, structure, energy performance and building services within complex architectural and operational constraints. Our collaborative approach ensures that design intent, technical performance and regulatory compliance are developed together rather than treated as separate exercises. Effective Building Regulations coordination relies on clear communication, robust record keeping and proactive engagement with Building Control bodies and regulators. We maintain structured design review processes and comprehensive documentation to support submissions, approvals and ongoing design assurance throughout the project lifecycle. This enables clients, consultants and contractors to progress with confidence, supported by a coordinated and auditable approach to compliance. Whether acting as both architect and Principal Designer or providing an independent Principal Designer service alongside external design teams, we bring practical technical expertise, strong coordination skills and a clear understanding of the evolving regulatory environment. Our approach helps clients manage risk, streamline project delivery and establish a robust foundation for safe, compliant and well-coordinated buildings.

Our role extends beyond simple compliance checking. We coordinate design information across the wider consultant team, ensuring Building Regulations requirements are considered, integrated and evidenced throughout each stage of the project.
