Steel Close Case Study

This modern one bedroom coach house had initially been let out by the vendor. However, when the time to sell came, it sat on the market for six months with another agent with no bites. Situated on a modern and popular estate and privately positioned, the vendor could not understand why this affordable property hadn’t sold. After approaching Arden Estates to sell the property, the vendor was introduced to House of Arden Home Staging. One of our team met with the vendor at the property and the staging concept was explained. It was highlighted how dark and small the property appeared, and from there, the vision was created for the vendor. We brightened up the room by simply taking down dark curtains and lampshades, adding in light and bright furniture, and creating a picture of a lifestyle a young single or couple could see themselves relaxing after work or inviting friends over. Once the property hit the market, three viewings were immediately booked in, and from there, three separate offers were made. The property sold within a week and for above the asking price!

New Road Case Study

This modernised three bedroom bungalow was refurbished by the vendor and originally went on the market with two other agents. Unfortunately, the photos of the empty property could not do all the work that had been carried out the justice it deserved. After months of sitting empty on the market, the property struggled to capture any potential purchaser’s hearts. After a lack of interest, the vendor approached Arden, and was introduced to House of Arden Home Staging. The property was quickly staged with fitting furniture and Arden Estates re-marketed with new photos in a totally fresh light. Once live, multiple viewings came in on the property, resulting in a staggering six offers and a quick sale achieving the asking price within weeks of being staged.

Your questions anwsered. An interview with the team. Home staging is on the rise in the UK property industry after gaining huge success rates across the USA and Australia. In fact, it’s one of the most effective marketing strategies for selling your home faster and for more money. However, you’ll be forgiven if the concept is new to you, so grab a cuppa and get comfy as we sit down to have a chat with Sarah Massey and Maria Stokes, who run the successful House of Arden Home Staging and Interiors, a sister company founded by Arden Estates in Worcestershire.

Is home staging just for show homes?

Sarah: Not at all! Home staging can transform any property for the better, from a one bedroom apartment to a five bedroom detached house. Although, we have created ‘show home’ new builds for developers, our portfolio is mainly built up of ex-rentals and vacant properties. We’ve even helped homes where the vendors are still living in the property.

What is Home Staging?

Maria: Home Staging is simply the process of preparing a home for sale by highlighting its best features with fitting furniture, accessories, plants, artwork and soft furnishings to create an environment that makes a potential buyer say, “I could really see myself living here.”. To stand out in a competitive market, a property has to be as appealing as possible and really stand out from the crowd. Home staging therefore focuses on what the buyer sees, and ultimately feels, when they walk through the home to inspire them to make an offer right away.

Is it affordable for anyone?

Maria: Totally! We quote for every individual project that we take on. Obviously, the smaller the property, the smaller the cost as we use less furniture and stock, but we have done our best to create a service that any vendor could afford to use. If the property needs a bit of a spruce up, we can add painting and decorating, cleaning and a garden tidy (if necessary) to the quote, alternatively, if the vendor prefers to do that themselves to save money, that’s fine too.

How did House of Arden come about?

Sarah: I founded the company, alongside Jon Whitehead (the Directing Manager of Arden Estates) back in 2017. My dad had bought a fixer upper and it was coming to the point where it was ready to go back on the market. I convinced him to let me ‘stage’ the property with all the spare furniture and accessories we could muster together before going on the market. I took Jon out to the house to show him the difference staging could make and he was impressed. The house went on the market with Arden Estates, receiving more interest than usual and sold within a week after a successful bidding war! Jon saw it was a service that could benefit so many of our clients and so House of Arden was born.

But does home staging really work?

Sarah: Absolutely, I know this first-hand as I’ve not just been a stager, I was also a branch manager for Arden Estates. 90% of our staged homes spend less than three weeks on the market – that’s 73% less time than their non-staged competition! But the most exciting incentive for the client is that a staged home can add a value of 5-10% on any given property making the return on the investment between 500%-1000%, not bad at all!

What’s a common misconception about home staging?

And, last but not least, what do you enjoy most about the job?

Maria: I think there are three big misconceptions when it comes to home staging. The first is that it will be too expensive, the second is that they don’t think the house needs it or that the property isn’t worth bothering to stage, and the third is that anyone can do this themselves. We’ve seen this a few times and half-filled rooms with mis- matched furniture and very few accessories can often look more unappealing than a completely empty room.

Maria: I love the whole process, purchasing stock for the company, the staging itself, vendor’s reaction and seeing how quickly the property sells. We have great fun together with the team on staging days, it’s hard work, there’s a lot to get organised in advance in terms of stock which will be available to us and ordering extra items in time, but there’s always lots of banter and laughter, and to see the transformation at the end is just unbelievable sometimes. It’s wonderful when a vendor has checked in after we’ve finished or has viewed the property photos for the first time and is overwhelmed by the difference it has made, it’s exciting for everyone. Sarah: As I said, for me, I enjoy the challenge. It’s great to stage a brand new show home, but I love the satisfaction of staging a property that’s needed some attention, perhaps been marketed with another agent before, sometimes for months with no bites. We go in, paint, stage, take professional photos and have the property sold for the client sometimes within a week or two. That’s a great feeling, knowing we are providing an invaluable service to our clients that takes all the stress away from them and helps them achieve thousands of pounds more than they ever thought they could get on their property.

What’s the most challenging part of the job?

Sarah: I suppose the most challenging issues we are faced with are the properties that aren’t just ready to stage. They are dirty or they require decorating, new carpets or a bit of maintenance. But because I can see in my head how it’ll look by the time we’ve finished with it, I actually love the challenge. Some of these kinds of properties have been my favourite finished projects. Like Maria said, every property is worthy of staging, even if it takes a bit of hard work to get there. Maria: One of the biggest challenges I’d say we face are non-believers. They agree that our portfolio looks great, but either don’t want to spend on the service or don’t feel it would benefit their property. This can be really frustrating, because in the long-run, the initial expenditure is returned ten-fold. When a non-staged property goes on the market and receives less interest than hoped for, or low offers, we are often asked about staging at this later point. However, the property has already had its chance to make a first impression. By the time the service can be carried out and the property is re-photographed, the vendor has lost that initial ‘wow’ impact, the value of the property may have declined as it has sat stale for a while, and several weeks or months will have been wasted.

What skills do you have?

Sarah: Between us we have a great range of skills, Maria has an interior design course under her belt which is invaluable, as well as a qualification in marketing. I have experience and knowledge of the local market, I know what excites potential buyers, I have brilliant relationships with our vendors, and most importantly, both Maria and I have a good eye for home staging, we work very well together and never walk away from the job until we are both completely satisfied with the presentation of every room. I always say to our clients a property will sell on three things, price, presentation and position. We can’t change the position of a home, but we can present the house in its very best light, which positively affects the price they can hope to achieve.

Our full staging service is an affordable and hassle-free way to make your empty home look presentable and appealing to potential purchasers, even if you aren’t occupying it yourself. For an additional charge, we can also arrange painting and decorating services, plus new carpets and/or flooring if required. We’d be happy to provide you with a free quote. We require just half of your payment upfront and the other half once you are fully happy with the completion of staging.
