THE ROLE

Job Title Projects Lead Department Operations

• Oversee post-project reviews, using lessons learned to develop best practice and continuous improvement. • Offer insight into project requirements and design quality control processes necessary to maintain project quality standards. • Taylor the Project Management and building life cycle Occupier Service provisions in line with customer requirements and WGCL budgets and long- term site strategy. • Ensure all as-built drawings, Construction, Design Management (CDM), and asset records are delivered in line with company requirement for all minor and major capital projects. • Collaborate with the Estates Director, Head of Engineering & Hard FM, Head of Health, Safety & Risk and Data & CAFM Manager as needed to support the delivery of Minor and major capital projects and building life-cycle programs. Contract Management • Manage third part service providers, • Partner with architects, designers, and contractors on the ground to execute on construction timelines. • Ensure a robust procurement process’s to contractors, and vendors, providing effective leadership and direction. include (tender development, selection, award, and mobilisation) is followed. • Develop, implement, and maintain consistent and effective means of monitoring and reporting performance and project delivery standards, to include the use of KPI’s for project delivery, and the development of remedial action plans, as necessary. • Ensure that there is a robust contract change control process is in place and that all contractual changes are actioned and recorded in a timely manner.

The Projects Lead will be responsible for the capital and life-cycle projects through construction and engineering teams, ensuring smooth operations, equipment reliability, and continuous improvement across the campus. The Projects Lead will lead the capital and life-cycle function through the management of outsourced service providers, ensuring that the property strategy set by WGCL is delivered to a high standard throughout the campus. The Projects Lead will also be responsible for assisting with, and implementing the strategy for the new campus, and will be integral in supporting the development of the site expansion plans. The Projects Lead will also be integral to the ongoing development and improvement of the Campus building life-cycle program, in line with the agreed business strategy as communicated by the Estates Director, Head of Engineering and Hard FM, and supporting the campus sustainability strategy. Key Accountabilities General • Represent the company in a professional manner during client and stakeholder meetings, provide technical expertise as the Projects Subject Matter Expert (SME). • Drive innovation and foster a culture of continuous improvement and efficient project delivery across the business. • Collaborate with customers and other departments to achieve company goals. • Develop and present compelling business cases to gain consensus and alignment from WGCL and customers for projects as required. • Lead the planning and delivery of the WGCL capital plan, which includes major projects and programmes as well as minor and mid-sized capital projects much smaller in value but critical to delivering the vision.

• Ensure a consistent approach to capital project delivery, including the procurement and management of consultants, contractors, and external project teams. Support the development of strategy for construction delivery, including consideration for value, procurement, supply chain, innovation, H&S logistics and project interdependencies. • Support the development of strategy and continuous advancement of construction innovation, including design quality, sustainability, digitisation and BIM, modern methods of construction and process improvement. • Able to align design and construction delivery for the needs of Campus users, occupiers, and future occupiers. Service Delivery • Deliver the building life cycle and project management strategy that aligns with company objectives. • Lead, manage and coordinate the delivery of a construction programme or distinct major projects from inception to completion, achieving time, cost, quality parameters and remain fully compliant with health, safety, statutory and environmental obligations, and best practice. and that appropriate and effective risk management, corporate governance and audit controls are in place. • Provide project assurance by developing, establishing, implementing, and maintaining consistent and effective means of monitoring and reporting. Including the • Ensure all projects represent best value for money for WGCL; and its customers, development and instigation of project management templates, processes, and standards for effective project management. • Develop project mobilisation and soft- landing strategies, policies, and procedures to ensure project and departmental business continuity and a seamless transition from hand-over to occupation. • Manage processes for establishing realistic project budget estimates, cost plans, cash-flows, and regular forecasting across capital projects.

Company Profile: Wellcome Genome Campus Ltd (WGCL) is the owner-representative, operator, and asset manager for the Campus, which is located nine miles south of Cambridge, within an established life science cluster and ecosystem. WGCL and the Campus are owned by a world- renowned endowment fund that is committed to expanding its existing campus into a global centre for genomic and biodata sciences and an expanded science community. In 2020, planning permission was granted to grow the Campus from 125 acres to 440 acres. This includes up to 150,000 sqm of flexible space for R&D, laboratories, offices and other employment uses, 1,500 homes for Campus staff and their families, new community uses and social infrastructure, supporting community and social uses including nursery, conferencing, hotel, retail and leisure, food and drink, landscaping and public realm, biodiversity enhancements, energy centre, transport, utility and enabling works. WGCL is the new company and team formed to lead the Campus and its expansion, and the project is already in full flow, with highway and enabling works underway and the first new buildings on the expansion land starting on site in 2025.
