management of contractors: a. in accordance with all University policies and guidance for the management of contractors ensuring that work is undertaken to the University accepted standards, in line with statutory compliance and demonstrates value for money, is compliant with relevant H&S regulations and relevant permits and other documentation are in place. This may include assisting with writing of contract tenders. b. liaising with contractors and explain the problems so that the contractor can evaluate a repair solution and take over the work in a safe and timely manner. c. Ensure contractors comply with H&S. and reviewing appropriate documentation as necessary, including work schedules, risk assessments and method statements d. provide regular feedback to the customer and undertaking regular Contractors performance reviews and reviewing invoices against work completed, and escalating poor performance as required. e. Support Estates procurement in management of supply chain. 3. Technical a. Take initial corrective action where required to keep the service going b. Provide project support in conjunction with the Clerk of Works, (Maintenance) Senior Surveyor and Projects Officers. c. Undertaking technical investigations as required by line manager, generate written reports to confirm findings, works completed, recommendations and maintain appropriate records d. Lead the larger Estates team to develop works specifications and budget cost plans to assist with 5 year planning e. Undertake administrative duties, maintain records and documentation as required by line manager and in accordance with Estates office and University policies. 4. Communication a. Communicate relevant information to the direct employed labour and 3rd party contractors where maintenance activities will impact on the building users operations b. Communication with impacted stakeholder groups to encourage effective dialogue about future plans c. Arrange building service shutdowns 5. General a. To participate in the maintenance departments on call system as required To undertake any other duties from time to time that may be required, commensurate with the grade of the post.
