This prime property located at 1113 – 1116 Campus Dr. West in Morganville, managed by CBRE , is now the new home for Levine, Furman, and Rubin, LLC, with Zimmel representing the tenant and orchestrating a flawless transaction. In Bernardsville, Jordan Zimmel executed an impressive lease agreement with LaBar Golf Renovation, a highly suc- cessful golf course renovation company. Initially leasing 1,500 s/f at 150 Morristown Rd., La- Bar expanded by an additional 1,100 s/f within a year due to the area's potential and their business growth. Following the property's sale from Denholtz Prop- erties to Pride Global and LaBar’s subsequent busi- ness boom, they opted for a substantial expansion, leas- ing an additional 5,400 s/f for seven years. The third major lease or- chestrated by Jordan Zim- mel was at 5 West Chimney Rock Rd. in Bridgewater, a 22,000 s/f building managed by Zimmel Associates. The building’s front section was leased to an existing ten- ant needing additional space after their original building and nearby buildings were demolished to make way for a larger structure. This transition freed up 8,000 s/f, which was promptly leased by Palmieri Movers, a family-owned and operated business. "Palmieri Movers had been in regular contact with us for years regarding this park, but we previously had no suitable space to meet their require- ments," said Zimmel. "Coincidentally, they reached out to us just as the 8,000 s/f became available. Seizing the opportunity, they immediately decided to lease the space for five years. This timely arrangement ben- efitted both parties, showcas - ing our commitment to accom-
modating the changing needs of our clients." In Roselle, Jordan Zimmel negotiated the sale of two prominent buildings located at 223-235 Saint George Ave. for $1.2 million. The properties span 0.74 acres and include a 2,600 s/f Jiffy Lube, a long- time tenant since the late '80s, providing essential automo- tive services to the commu- nity. The adjacent mixed-use building, totaling 2,663 s/f, features a popular hair salon on the ground floor and two residential units above. Situated in a prime loca- tion with excellent frontage on Saint George Ave., the buildings benefit from high visibility and substantial foot traffic, complemented by major tenants in the area, such as McDonald's. Roselle's vibrant community, excellent schools, and proximity to ma- jor highways, including Rte. 1 and Rte. 9, make it an attrac- tive area for both businesses and residents. "The owner of this complex essentially owned the entire street, gradually subdividing and selling off each building. These were the last two in their portfolio on the street," said Jordan Zimmel.
