Buy Now Before Prices Rise DON’T DELAY

On Wednesday, Sept. 18, the Federal Reserve — known more commonly as the Fed — lowered interest rates by 0.50%. This was the Fed’s first rate reduction since the beginning of the COVID-19 pandemic and signals a striking change in strategy after years of interest rate hikes meant to combat inflation. This rate cut prompted major credit card companies and lenders to offer lower APRs and to cut the interest rates on their loans accordingly. While this is great news, it is just the beginning of the storm. With further rate cuts announced to follow in the coming months and years, now is the perfect time to have your Realtor negotiate and help you secure a deal before competition really starts to catch up. The Benefits of Buying Now If you have been considering a move, but are hesitant due to the recently higher interest rates, you should at least consider why that may be exactly why you should buy now. With interest rates higher, sellers are more open to lowering the prices of their homes and/or offer concessions in order to get their homes sold. This is because buyers have a harder time affording these homes and, depending on the motivation of the seller, there may be an opportunity to purchase at a discount. However, as interest rates slowly begin to decrease, housing prices will continue to rise accordingly. More affordable borrowing and greater purchasing

power means more consumers will be eager to purchase a property. If you can make something worth it for you now, you will have more opportunity for greater appreciation growth in the near future, which you could then use to upgrade or just continue building your long-term wealth. Buy Now, Refinance Later You can have your cake and eat it, too. Buying at a discounted price, when interest rates are higher, has a great benefit. Once interest rates are lower, you can refinance, lowering your mortgage payments and benefiting from the lower overall purchase price of your home. Depending on your credit rating, the length of your mortgage, and the difference in interest rates when you purchased your home and when you refinanced, you could be looking at a significantly decreased monthly mortgage payment. Before long, you will finally be paying toward your principal, rather than just chipping away at your interest. While this is beneficial for those looking to buy a home for themselves, it is also a critical consideration for real estate investors and second homeowners. While you will be paying higher mortgage rates in the short term, as interest rates decrease, your mortgage payments will become more affordable and your investment properties more profitable as a result. When refinancing, you can also change the term of your loan. Changing from a 30-year mortgage to a 15-year mortgage, for instance, may result in higher monthly payments, but could also significantly reduce the total interest you need to pay. December through February averages 11,380 homes sold per day. As as result of these seasonal trends, less competition results in better pricing. And for you sellers, you have less buyers in your pool; however, you also typically have less properties to compete with. So, if you are pricing your home appropriately and are strategically preparing it for the market, you can still get it sold. Especially if you can point out the features of the property that make it special and can differentiate it from the rest of the market.
