Thank you for taking the time to apply for the appointment of Head of Engineering at 22 Bishopsgate. 22 Bishopsgate is an office development built in partnership between AXA Investment Managers and Lipton Rogers Developments. AXA Investment Managers has a proud record of delivering other major developments across Europe. 22 Bishopsgate has been conceived as a building which will represent the future of offices globally by creating an environment where people thrive. We expect a community of around 12000 people who will experience many unique and original elements that aim to make the office a human place to work, addressing social, wellbeing, convenience, environmental and productivity needs of both the people and businesses that occupy and visit the building.

The Head of Engineering is primarily responsible for effectively managing the high standard of operational services in Engineering, Technical Systems, Vertical Transport, Technology, Energy and Carbon efficiency, Building Fabric, Infrastructure and Projects required at 22 Bishopsgate. The Head of Engineering is a strategic and leading role in achieving the overall ambition, objectives and success of the 22 Team and supporting the 22 plan to achieve operational efficiency and occupier experience. We want to regularly exceed expectations and maintain 22 Bishopsgate as a globally recognised destination and workplace.

Executive Summary This strategic and tactical requirement is to provide an exceptional standard of service that is consistent, seamless, efficient and without interruption to ensure the Tenants and their visitors can focus on their core business. The aim is to demonstrate high performance to JLL, tenants, Investors and seek global recognition for our service and management with focus on operational efficiency and occupier experience. The role must provide enthusiastic and worthwhile contribution with a strategic and leading role in achieving the overall ambition, objectives and success of the 22 Team. By implementing policy and process and fully supporting the 22 Operational Plan, showing commitment and desire to be best in class for ESG, quality of service, compliance, relationships, and financial alignment Property / Team Overview The 22 Bishopsgate management team consist of: - Head of 22 Bishopsgate - Head of Culture - Head of Engineering “this position” - Head of Operations - Head of Soft Landings
The Head of Engineering will work in collaboration with all Heads of Department named above as well as liaising and working in collaboration with a variety of other external JLL functions. 22 Bishopsgate is targeting internationally recognised accreditation to demonstrate operational performance. Environmental, Social Governance compliance and success is critical to the building, the Head of Engineering with the Technical Engineering team will play a key part in this delivery. Ensure that the accreditations, once achieved are maintained for the life of the building. Create a strategy that will continually improve performance and efficiency during the life of the building. Developing this management strategy will require the role to build relationships and maintain interfaces with various departments within the management team alongside the Tenants and Investors.

Ensure that the technical service team providing the service, perform as a cohesive team, operate as one team reflecting the vision and ambition of the 22 Team. • Implement and drive the 22 Bishopsgate Technical Services Strategy • Develop and implement operational best practices and working initiatives • Drive technological innovations and enhancements • Develop and implement a Net-Zero-Carbon journey for the property • Continually review the scope and delivery of the M&E services requirements in-line with the Strategy • Manage technical services to a proven standard such as ISO 55001. Develop the operating guidelines and protocols necessary to attain high level service standards
Contract Management of all allocated service partners, consultancies, and other procured services. To Include but not limited to: Engineering, Vertical Transport, Technical Systems, Energy Supplier Ensuring all contracts are maintained within the agreed budget, and seek alternative ways to improve customer service and reduce expenditure Ensure that compliance and operational management is maintained both statutorily and organisationally ensuring that policy and legislation are followed in accordance with all required standards Drive the 22 Bishopsgate vision, values and strategic goals and be responsible for measuring and driving performance to expected levels and standards
• Assisting with the formulation and periodic management of the budgets • Support the financial team with invoicing and debt management to meet JLL requirements across all financial platforms. • Control of capital project expenditure for projects when required

People Management

• Drive cross selling opportunities via other JLL services • Effectively coordinate, manage and lead the 22 Bishopsgate technical engineering services team. Currently consisting of Engineering Consultant, Engineering Manager, Smart Systems Manager, Vertical Transport Consultant and Energy Consultant • Adopt and communicate the team and 22 brand, visions and values in undertaking all duties, ensuring those working under your management follow your lead • Carry out performance reviews to achieve consistently high performance of the team
