In alignment with our approach to strategically evaluate and leverage innovative technologies, ESRT continually tests, evaluates, pilots, and implements select IEQ, energy efficiency, water conservation, waste diversion, and emissions reduction strategies and technologies across our portfolio. • BMS controls updates to advanced ASHRAE High Performance Guideline 36 and Tridium Niagara open protocol systems • Photovoltaic glass windows to convert light to electricity without compromise to optical properties • Smart building automation that translates real-time data to impact operational, sustainability, and compliance objectives • Circadian rhythm LED lighting pilot to measure impact on human productivity, health, and comfort • Plug load management software and hardware as a standard with pilots underway for continuous advancement, data collection, and occupant experience • Waste intelligence platform that measures and reports waste quantity and quality • RTEM+ software, hardware, and controls to enhance integration of tenant systems into advanced building controls and the optimization of energy usage • Real-time indoor air quality monitors, trends, reports, software, and hardware, which include readings of PM2.5, PM10, CO 2 , TVOCs, CO, temperature, humidity, and more. These metrics may be used to action with connected devices and systems to improve indoor air quality, thermal comfort, and energy efficiency.

In 2023, ESRT began to pilot a new cutting-edge platform to reduce Scope 1 direct emissions at the Empire State Building. ESRT deployed Thalo Capture, a proprietary low-power, modular distributed carbon capture system that permanently mineralizes CO 2 in a safe, solid form at the Observatory. This system filters out CO 2 and contaminants to simultaneously drive high-quality carbon reduction and enhance indoor environmental air quality. The pilot permanently captured over 100 kg of carbon dioxide and laid the foundation to expand permanent carbon capture at the Observatory.
