Located in Frederick, MD totaling nearly 200,000 s/f of space St. John Properties breaks ground on three buildings within Arcadia Business Park
REDERICK, MD — St. John Properties, Inc. , a full-service commercial real estate development com- pany with more than 19 million s/f of space, has broken ground on three buildings within Arca- dia Business Park in Frederick, totaling nearly 200,000 s/f of Flex/R&D and bulk/warehouse space. Representing Phase I of the construction for the 61-acre business community situated at MD Route 85 (Buckeystown Pike) and Arcadia Drive, the project is configured to support approximately 600,000 s/f of space among eight buildings. Each of the three buildings now under construction will be deliv- ered in summer 2019. St. John Properties is cur- rently constructing two single- story Flex/R&D buildings con- sisting of 37,080 s/f of space and 45,120 s/f of space. The buildings feature 16 to 18 foot clear ceiling heights, dock and drive-in loading and suite sizes beginning at 2,520 s/f. A free surface parking lot surrounds both buildings. Also under con- struction is a bulk/warehouse building, consisting of 112,000 s/f of space, similar to the last two constructed by St. John Properties along both English Muffin Way and Georgia Pacific Blvd. The structure features 32- foot minimum clear heights, generous 50 by 52 foot column spacing, abundant glass and skylights, and suite sizes begin- ning at 10,400 s/f of space. The rear of the building has dock and drive-in loading with a 130-foot deep single-loaded truck court. A free surface parking lot also surrounds this building. “Arcadia Business Park is in an economically-robust and vibrant region with rapidly- expanding employers, diverse amenities and a range of avail- able housing choices. With this Phase I of development, we in- tend to contribute significantly to the momentum and business growth in Frederick County,” said Matt Holbrook , regional partner for St. John Properties. “The philosophy of St. John Properties is to continually build speculative space to meet the real estate needs of our clients, and we see numerous drivers in this region that will continue long-term demand including the e-commerce, bio-technology, medical/healthcare, and service sectors. pending improvements to the Route 85/I-270 interchange, and future widening of I-270.” Arcadia Business Park is ideally located to service the Washington-Baltimore Metro- politan Region with its proxim- ity to I-270, I-70, US 15, and MD Rte. 355. Fast-growing Loudoun County, Virginia is located just 10 miles away via US 15 at Point of Rocks; Montgomery County is 10 miles south on I-270, How- ard County, Maryland is 20 miles east on I-70; I-495/Capital Beltway is 30 miles away and Washington-Dulles Interna- tional Airport can be accessed in less than 40 miles. “We have been tracking the
tremendous velocity of the ware- house, industrial and bulk prod- uct categories across the country and are extremely optimistic about the users in this market to absorb this space based on its location near major popula- tion centers and interstates,” Holbrook added. “The space demands among national re- tailers in particular have been unprecedented in recent years, as driven by the same-day or next-day delivery expectations of the American consumer. The 112,000 square building size is extremely flexible and large enough to support users in- volved in logistics, manufactur- ing and warehousing.”
