The real estate is located in Sections 10 & 11, T57N•R20W, Jefferson Township, Linn County, MO. The property consists of commercial building, country home and farmland. Each tract will be marked with signs indicating tract number and acres.

Method and Terms The acres in this brochure are approximate. A survey is in progress and will be completed prior to sale day, with said surveyed acres being used to constitute the final acres. Tracts 1 & 2 will be sold for a “lump sum” total dollar amount. Tracts 3 & 4 will be sold on a price per acre basis and offered through the marketing method of “Buyer’s Choice.” The property will NOT be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing. Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance will be due at the time of closing, on or before November 10, 2017. Title Insurance in the full amount of the purchase price will be provided by the sellers. The 2017 real estate taxes will be prorated to the date of closing. Possession will be given at time of closing. The last day for business will be Tuesday, September 12th, at which time the owners will disconnect all of the commercial freezers, coolers and any other major items (bring your trailers and trucks sale day, as equipment will be ready to be loaded).
