ISSUE NO.39 | OCTOBER 2025 REGIONAL MONTHLY REAL ESTATE MAGAZINE TheMarket
More Listings, More Choice RISING INVENTORY IS GIVING BUYERS GREATER FLEXIBILITY, WHILE SELLERS NAVIGATE A MARKET THAT DEMANDS SMART PRICING. Finding Balance in York Region AS SALES AND INVENTORY SHIFT, THE MARKET IS SLOWLY MOVING TOWARD A MORE BALANCED LANDSCAPE.
Sales Tick Up, Inventory Grows
Inventory climbs, but sales remain cautious across the region.
September brought a modest lift in York Region’s housing market. Sales rose 18% compared to last year, though year-to-date numbers remain down over 11%, reflecting cautious buyer activity. Aurora saw the steepest decline, down 25%, while Georgina fared best with just under an 8% drop, showing how varying price points are affecting sales across the region.
Active listings increased 19% region- wide, with Aurora and King seeing the largest gains and Whitchurch- Stouffville the smallest. The growing supply gives buyers more choice and flexibility, while sellers face a market where pricing and positioning are more important than ever. This shift is gradually creating a more balanced landscape for buyers and sellers alike.

LISTING TURNOVER TIME, BY MONTH OF LISTING YORK REGION
This chart tracks how quickly homes sell, broken down by the month they were listed. It shows what percentage of listings sold in the first week, second week, later weeks, or didn’t sell at all. What it tells us is simple, but powerful: the speed at which homes sell reveals market confidence and demand. When more homes are selling in the first
or second week, it typically means there are more active buyers and a stronger market. On the other hand, when listings sit longer or get taken off the market, it suggests slower demand, overpricing, or shifting conditions. Understanding turnover time helps both buyers and sellers make better timing and pricing decisions.

Inventory in Newmarket climbed to roughly 362 homes, giving buyers far more choice than they’ve had in recent years. Sales improved slightly compared to last September, though year-to-date numbers remain below historical averages. With about four months of supply, buyers have more negotiating power, while sellers need to price carefully to attract interest. Rising inventory gives buyers more options while sales edge up. NEWMARKET Aurora’s active listings rose more than 25%, yet sales remain down 25% year-to-date—the largest drop in York Region. The median price difference compared to Newmarket continues to grow, reflecting local price pressures. With over six months of inventory, the market is shifting in favour of buyers, providing room to negotiate and consider options. Slower pace of sales and widening price gaps recalibrate the market. AURORA York Region’s Market in Transition FROM AURORA TO EAST GWILLIMBURY, RISING LISTINGS AND PRICE SHIFTS ARE RESHAPING OPPORTUNITIES FOR BUYERS AND SELLERS ALIKE.
Low sales and steep price declines give buyers the upper hand. EAST GWILLIMBURY
Active listings increased, while sales remained steady year-to-date. The median price in East Gwillimbury fell significantly, creating one of the most buyer-friendly markets in the region. With nearly six months of supply available, buyers have the advantage, and sellers are adjusting their expectations to match current conditions.
