METHOD & TERMS The Davidson farm will be sold in two (2) individual tracts, based on a survey that is currently in progress. Tract 1 will be sold first on a price per acre basis. Tract 2 will be sold next for a Lump Sum, total dollar amount. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing, an appraisal or inspection. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Wednesday, July 27, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. Taxes will be prorated to the date of closing. Possession of Tract 1 will be subject to a lease with the tenant for the 2022 and 2023 crop year. Buyer(s) will receive 50% of the cash rent as a credit at closing for the 2022 crop year. Buyer(s) will take the landlords position and receive 100% of the cash rent for the 2023 crop year. Possession of Tract 2 will be given at the time of closing, subject to a lease with the tenant. Full possession of Tract 2 will be given in approximately 60 days, on or before Thursday, September 1, 2022.
