A Tale of 2 Real Estate Markets
National Scene All the data seems to indicate we are in a shifting market. Houses are staying on the market longer, inventory is increasing, we have more sellers than buyers, more houses are simply not selling during the listing period, and prices are dropping. Local Information For the month of May, the average number of days on the market for a home in the Over-the-Mountain cities of Homewood, Vestavia, and Mountain Brook that sold was 18 days. Most people would think 18 days to sell a home is not too bad, considering the rather dire national scene information. 2 Markets The truth is that the “18 days on the market” statistic is very deceiving. Houses generally fall into one of two categories. They either sell fast for over the asking price or they sit on the market for a long time and sell for less than the asking price. In May, 62% of the homes in the Over-the-Mountain markets sold in 2.60 days for, on average, $70,000 (8.49%) over asking price. The other 38% of the homes were on the market 44 days and sold for $47,560 (6.84%) less than the initial asking price.
1. Amazing Location: Think Edgewood, Crestline by the village, Vestavia by the Country Club. 2. Current Updates: Updated kitchen, updated baths, trending colors. 3. Pricing: They are priced at the market price. That is, they are not underpriced; they are priced appropriately. If you do not have an amazing location and current updates, you can still sell your house fast and have bidding wars. You just have to be priced fairly. Sellers often quote me: “We can always lower the price, but we can’t raise it.” Sellers also want to have negotiating room. My experience is that when you overprice your home, you end up having to drop the price, and you end up selling the house for less than you would have had the house been priced correctly initially. Houses priced correctly will sell for a price closer to the asking price or above in most cases. My advice to sellers is to hire an experienced agent who will help them make the best strategic decision in pricing. Even if your home is not in a hot location or super updated, a great agent will give you guidance on the most cost-effective approach to preparing it for the maximum sales price. • 3 tbsp olive oil • 4 cloves garlic, minced • 1/2 cup grated Parmesan cheese • 1 tsp Italian seasoning • 1/2 tsp salt • 1/2 tsp black pepper • 1 pound large shrimp, peeled and deveined • 2 tbsp chopped fresh parsley • Juice of 1 lemon
Directions
1. Preheat oven to 400 F. 2. In a bowl, combine olive oil, garlic, Parmesan cheese, Italian seasoning, salt, and pepper.
