D esign + Build contractor McAleer & Rushe has delivered one of Belfast’s most significant and sustainable new Grade A office developments with the completion of The Ewart building on Bedford Street. The Ewart is the largest office building in Belfast situated in the heart of the central business district. The completed development is an exemplary blend of old and new with the comprehensive refurbishment and extension of a 150-year-old former warehouse physically connected to a new build 17-storey office of the highest quality of design and construction. The 290,000sq ft development was

the final phase of Bedford Square, a prime city-centre location of historical significance in Belfast. This project has held a high profile in the City due to its central location, its historical importance and the magnitude of office development during very challenging circumstances, namely, Brexit and Covid. This is a unique construction project marrying the old and new, requiring vast facets of different construction methods, design disciplines and specialist trades which through close collaboration between all stakeholders and a highly skilled delivery team, has been delivered to the highest quality of finish. The Ewart is a multi-tenanted office

development, which includes Deloitte NI, a pre-let deal taking a significant proportion of the building in what will be their largest UK office by headcount outside of London. A prominent architectural landmark on Belfast’s skyline, with panoramic views across the City, The Ewart’s unique characteristics such as its stone façade and copper domes have been retained within the restoration to ensure its heritage is protected for future generations.
