K elly Brother’s River Lodge project on the Castlewellan Road, Hilltown is an excellent example of a quality modern development finished to an extremely high standard. Designed by MDF Architecture – with Sheehy Consulting as the scheme’s engineer – the mix of 4no. four-bed detached and 8no. three-bed semi- detached houses have been constructed by developer contractor Kelly Brothers to be energy efficient with high quality insulation installed in the timber frame dwellings. In addition, approximately 75% of all light fittings are low energy LED spotlights. All houses were sold off plan with purchasers choosing their kitchen and sanitary ware from Kelly Brothers selected suppliers. Local company Hannaway Hilltown provided the kitchens
and utility rooms with Newry based AJ Plumbing supplying the bathroom suites which included thermostatically controlled showers to the main bathroom and ensuites along with white sanitary ware and chrome fittings. There is a landscape design and plan for the scheme. To facilitate planning requests and improve the ascetics of the scheme externally, trees and shrubs will be planted in the communal areas, to be maintained by a landscaping contractor. Sean Cunningham, Contracts Manager, Kelly Brothers was full of praise for the project supply chain. He said, “All our sub contractors are first class trades people, most of whom have previously worked with us on multiple private developments. They all performed to the highest standard on this scheme
in reasonably tight time scales and in difficult circumstances with regards to materials cost. “Without their high levels of expertise and understanding of the program, it would been impossible for us to get homes ready at the speed that we did for purchasers.”
