The 904 detached listings in Surrey in February were down 1.7% month-over-month and 33% lower year-over-year. February’s detached sales (636 homes) were 58% above January and 119% higher vs last year. The sales-to-listings ratio increased in February, to 70%, as Surrey’s detached market remained in seller’s market territory. At $1.26M, the benchmark price for detached homes was 5% above January and 19% higher vs February 2020. The average sold price of $1.50M was 6% higher month-over-month and 30% above February of last year.
