Median House Sales Price Appreciation San Francisco % Change in Annual Median Sales Price*

Comparing the 2025 median house sales price to annual median prices in previous years to calculate approximate appreciation rates over various periods of time. Appreciation has been accelerating rapidly since fall 2025 with the effects of the AI startup boom. Equity appreciation of cash investment (downpayment + closing costs) can be several orders of magnitude higher than appreciation of purchase price.
