Dear Friends and Colleagues: Green Building and achievement of LEED Certification is becoming the norm in the residential sector as well as commercial/institutional. This is demonstrated by the news about green buildings and lower interest rates in a recent article in Environmental Leader: Environmental & Energy Management News that stated: “The US Federal National Mortgage Association, Fannie Mae, will for the first time provide lower interest rate loans to green mult -residential buildings.” Fannie Mae will grant a 10 basis point reduction in the interest rate of a multi- family refinance, acquisition or supplemental mortgage loan for buildings wit a green building certification. SECRETARY In addition to having a smaller carbon footprint, green buildings cost 19 percent less to maintain than their conventional counterparts, according to a US General Services Administration (GSA) study. This 19% figure comes from a Buildings.com report on a post-occupancy evaluation study of 22 green federal buildings conducted by GSA and the Pacific Northwest National Laboratory. The study compared one year of operating data and surveys of green building occupants, compared to the national average of commercial buildings. It found green government buildings: • Cost 19 percent less to maintain • Use 25 percent less energy and water • Emit 36 percent fewer carbon dioxide emissions • Have a 27 percent higher rate of occupant satisfaction The benefits of green building and LEED certified buildings have been long-known and understood. This new policy on lower interest rates is long-coming and a great breakthrough in the incentivizing green building.
