COMMERCIAL: CHICHESTER HOUSE, BELFAST Over a 22-month timeframe, MSM carried out major alterations, refurbishment and extension works to convert the six-storey Londonderry House into Chichester House, a nine-storey mixed-use building for global security software leader Rapid7. Works were carried out on a restricted city centre site with part-occupied ground floors and included demolition, CFA piling, reinforced concrete substructure, a vertical steel- framed extension, SFS walling, stone cladding, aluminium curtain walling, a Cat A office fit-out and full M&E installations. Embodying client Causeway Asset Management’s Future-Fit Space concept prioritising connectivity and technology, it was the first building to be certified by Wired Score for digital connectivity in NI. HOSPITALITY: HAMPTON BY HILTON, BELFAST MSM was main contractor on the newbuild construction of the first Hampton by Hilton hotel in Ireland. A 178-bed, mid- range hotel, it spans nine floors plus roof- level plant rooms. The ground floor houses a lobby, reception, bar, dining areas,

meeting room/workspace, washrooms, breakfast servery, kitchen, offices, stores and plant rooms. Guestrooms occupy levels one to eight, with a fitness centre and staff accommodation on level one. Constructed on a cleared brownfield site with restricted access, the building features a reinforced concrete frame on CFA piled foundations and 900mm-deep reinforced concrete floor slab. The envelope includes facing brickwork, self-coloured render, PPC aluminium curtain walling and standing seam cladding. INDUSTRIAL: MAGOWAN TYRES, NEWTOWNABBEY This 11-month project provided a newbuild 115,000sqft tyre distribution warehouse featuring 24 loading bay doors and a three- storey office block. The greenfield site required extensive specialist lime-based soil stabilisation. The building consists of a structural steel frame, exceeding 500t, on reinforced concrete pad foundations set into the stabilised ground with a steel-fibre reinforced concrete floor slab. The external envelope combines Kingspan roofing and wall cladding, facing brickwork, Tegral rainscreen cladding and PPC aluminium

glazing. The office block received a full interior fit-out. External works included a loading yard, 52-space car park, perimeter fencing, gates and security barriers, and underground foul and storm drainage featuring a stormwater attenuation basin. HEALTHCARE: ULSTER INDEPENDENT CLINIC, BELFAST MSM has carried out several complex projects, requiring close liaison with staff to minimise impact to the acute hospital environment from construction operations, over the past decade. Works have included constructing a 26,000sqft three-storey outpatients’ department featuring consulting rooms, theatres, physiotherapy and support spaces with a curved façade and full interior fit-out. MSM has also built a three-storey 12,500sqft hospital extension, including a Theatre Sterile Supplies Unit, ancillary theatre space and plant deck, carried out adjacent to four live theatres and requiring complex demolition sequencing and provision of uninterrupted medical services. Internal phased refurbishment works have also been carried out, requiring strict segregation measures between construction and hospital areas.
