entailed partial demolition of the former school building to facilitate access and construction of a ground-floor educational training facility with community event/hall space on the floor above. Commencing in October 2023, phase two involved demolition of the remaining school building, while retaining site access for the completed phase one works. Construction of community offices, a cafe, gym, boxing club, minor halls and associated ancillary stores, showers and changing facilities followed, alongside external works including community allotments and a hard landscape public open space. C&F used technology to manage progress and minimise any issues around health & safety or impact on neighbours in the busy residential area. Evans Montgomery, Site Manager, says, “We used drones to provide consistent visual updates of the site, supporting progress tracking and safety while keeping the community informed through social media. “We also installed temporary sensors to monitor dust, noise, and air quality, helping us maintain a safe and considerate

environment for local residents.” Challenges included the discovery of asbestos in the ground during the demolition stage of the project. Additional ground testing and a remedial strategy was implemented by Connolly & Fee to ensure the site could be made safe for subsequent works. Targeting a BREEAM Excellent rating, the new facility is operated and managed by ABC Trust. It is home to Ardoyne Boxing Club in association with Sports NI, and offers a community fitness suite, training facilities, café/event space, community and admin offices, a foyer and toilets.
