A new ground-floor extension forms a striking entrance foyer, incorporating curved external cladding in timber composite boarding to create a bold architectural feature in contrast with the adjacent white render. It leads into a welcoming lobby space, designed to visually connect the interior and exterior environments. The northwest corner of the building was conceived as a visual landmark, offering architectural presence at a key gateway into Omagh town centre. The design maximises natural light and ventilation through the integration of rooflights, which illuminate the building’s core. Internally, new partitions define offices, meeting rooms and shared spaces with partially-glazed elements used to enhance the distribution of natural light and promote visual connectivity across the ground floor. Delivering the project in a live environment, Woodvale designed, sourced and delivered a bespoke temporary facility that enabled an on-site pharmacy to continue trading without interruption. Relocating the pharmacy involved a rigorous approvals process with both the pharmacy inspector and regulatory authority and building control to ensure full compliance with healthcare

legislation. Enhanced security measures were implemented, including solid block walls, roller shutters and window guards, alongside secure storage protocols for medical supplies. Public access was carefully managed, with Woodvale creating a new dedicated route from the adjacent Omagh Leisure Centre and installing a safe pedestrian zone with a ramp to support users with limited mobility. In parallel, Woodvale successfully delivered a separate fit-out contract for the pharmacy’s permanent return, an additional package not included in the original programme, seamlessly integrating it within the live construction schedule. Paul Devine, MCIOB, Contracts Manager, says, “I’m really proud of our people on the project team who transformed this 1970s two-storey health building safely, on time and on budget. The structure was demolished to the first floor and rebuilt with modern lightweight materials. “The works featured extensive temporary works, fully coordinated M&E services and a superior finish, delivering improved energy performance, adaptability for digital office space and an enhanced end-user experience, with added social value delivered to the community during construction.” Senior QS Paul McGread, MCIOB provided strong commercial leadership, maintaining

robust cost and risk control throughout delivery. Early engagement with Omagh Enterprise enabled Woodvale to exceed value engineering targets through efficiencies achieved in the redesign of site works. Woodvale’s commitment to a circular economy, meanwhile, included Site Manager Eugene McMenamin recovering old pharmacy fittings from the demolition, which were subsequently passed on to a young pharmacist opening their first shop. Frequent site tours for prospective tenants allowed Omagh Enterprise to secure occupants before completion, supporting the economic viability of the project, with a client satisfaction survey returning top scores for Woodvale across all categories. The project was recognised at the CEF Awards 2025, winning Social/Community Buildings Project of the Year and Social Value Project of the Year for its outstanding community, sustainability and innovation outcomes.
