D ear Members, As our region encourages and develops the next generation of professionals, career exploration will be key. Those future professionals are today’s students and providing those students an opportunity to explore the unique opportunities of multiple industries is essential to not only help them find a path that is right for them, but to showcase career paths that students may not have considered without experiencing it first-hand. In partnership with area businesses and educators, the Rochester Area Chamber of Commerce is excited to provide students from throughout Southeast Minnesota an opportunity to experience careers in science, technology, engineering, the arts, and math at this year’s STEAM Summit on Tuesday, November 16th at Rochester Community and Technical College. Over 1,700 middle and high school students will have an opportunity to connect with businesses and higher education in an interactive environment filled with career exploration opportunities. Students are eager for this year’s STEAM Summit and the Chamber team looks forward to showcasing area industries and the career opportunities presented by each participating business. That’s where area businesses can help. If your organization is within a STEAM field (science, technology, engineering, the arts, and math), we encourage you to join us for the 2022 STEAM Summit and to provide our future professionals an experience to explore the career opportunities in a range of industries. Becoming an exhibitor at the November 16th STEAM Summit is free and is a great opportunity to connect with area students and community. To learn more, please contact Morgan Shaw at mshaw@

Feature F Rochester’s Robust Real Estate Market By Maura Keller
According to the most recent monthly indicators published by Southeast Minnesota Realtors, new real estate listings in Southeast Minnesota were down 3.9% to 685. Pending sales decreased 10.1% to 620 and inventory shrank 26.4% to 765 units. In addition, prices moved higher as the median sales price was up 7.9% to $250,000. In new construction, home builders continue to struggle to meet buyer demand, as housing starts nationwide dropped 7% last month, according to the U.S Commerce Department. Single-family home construction

declined 4.5%, and multi-family home construction, which includes condos and apartment buildings, was also down, falling by 13%. Labor shortages, rising material costs, and supply-chain setbacks continue to challenge build- ers, with some projects temporarily paused due to availability and cost of materials. On a national front, SEMR points out that the National Association of REALTORS (NAR) reported inventory of homes for sale nationwide rose slightly in June 2021 as more sellers list their homes, hoping to take advantage of record-high sales prices across the country. Even with renewed home seller interest, inventory overall remains 18.8% lower than a year ago, according to NAR. These statistics point to various challenges facing both home buyers, sellers and the real estate industry as a whole. “Inventory is still going to be the biggest challenge, not only in our area but nationally going in to 2022,” Brownlow says. “We believe the last year and a half has created a different mentality with the public. With more people working from home, location has slipped on the priority list. We are seeing a lot of expansion in the smaller communities in Southeast Minnesota, not only in new subdivisions and new
H ere’s one thing we know: Rochester’s real estate outlook has improved over the last few months and will continue to slowly gain steam in 2022 and beyond. While there are numerous reasons to be cautious about predicting future job growth— including the highly publicized fiscal cliff, the financial, administrative, and light industrial segments within the Rochester market are showing improvement after a relatively harsh recessionary economy. As Eric Brownlow, association executive and government affairs director at Southeast Minnesota Realtors (SEMR) explains, the Rochester area has been experiencing growth in home values since 2012. In fact, the last two years have seen an acceleration in the increase to values due to the region’s dwindling inventory. “The main two ways the housing industry increases supply is by building new homes and preserving our existing housing stock,” Brownlow says. “The industry has fallen behind in replenishing our housing market in both areas since the recession.”

housing starts, but also in commercial opportunities. More roof tops equal more small business opportunities for these communities.” Looking into next year, the million-dollar question is “what will interest rates look like?” Brownlow says that right now, the median home value in the Rochester area is $250k. Interest rates are hovering around 2.875%. If interest rates go up 1%, the typical buyer will have about 30K less in buying power. “The same can be said of any home expense,” Brownlow says. “Even an increase in real estate taxes can significantly decrease a purchasers buying power making homes less affordable in the region.” A Local Versus National Outlook Locally, the Rochester area does follow many of the national trends in real estate, just not with the wild swings you would experience in other parts of the country. As Brownlow explains, “Nationally, there is a trend of multiple offers on property leases. People are actually bidding up monthly rental rates in order to secure housing.” “The Rochester area has seen a large expansion in the new apartment market segment, and with modest vacancy rates in town, we are not seeing this nor expect to see this trend in our area,” he says. “We are also seeing apartments being built in the surrounding
trend will impact our local market due to the continued influx of visitors our region is still seeing.” Currently, interest rates and an increase in housing rental rates are driving the Rochester real estate market. “Yes, it is a great time to sell your home. We are still in a sellers’ market. However, it is also an extremely good time to buy. Buyers are seeing that they can own for less of a monthly obligation than renting,” Brownlow says. “The pandemic is also at play here. During uncertain times, people tend to move to a safe position financially. Real estate continues to be the safest investment on the planet over the long term, and homeownership is still considered part of the American dream by 75% of non-homeowners per the National Association of Realtors.”
communities to meet the increases in population. Austin, for example, has several apartment complexes either built or in the planning stages where as they have not seen a large apartment complex built in the past 30+ years.” Another national trend to note is the conversion of short-term rentals (STR) being converted back to single family homes for owner occupant buyers. “The values have shifted back to the property having

Mayo Clinic’s Chief Administrative Officer to Retire in November
the organization was named the No. 1 hospital in the nation by U.S. News & World Report for six consecutive years, and Mayo Clinic achieved its best annual financial performance to date. Jeff Bolton was named CFO of the Year in the Large Health Care Organization award category in 2010 by the Minneapolis/St. Paul Business Journal. The recognition noted his expert skills in helping guide Mayo through the 2008 recession and to a quick recovery, noting: “Bolton began shoring up the clinic’s finances long before the crash. He and other members of the senior leadership team saw at the end of 2007 that patient flow and volumes were changing, and they began to look for ways to reduce expenses and preserve capital.” “It has been the honor of my career to serve our patients alongside the best staff in health care,” says Jeff Bolton. “As I look back at the past 19 years, it is the people I’ve worked with and what we’ve achieved together for patients that stand out the most. I am confident in Mayo Clinic’s future because of our staff, culture, mission and enduring primary value to put the needs of the patient first.” Before coming to Mayo Clinic, Jeff Bolton held various finance-related positions at Carnegie Mellon University, including chief financial officer and vice president of Business and Planning.
