Opportunity Sites
The Gateway Mall, built in 1967, has gone through multiple redevelopment scenarios as competition from newer, outdoor shopping centers has increased. Gateway’s proximity to Interstate 95 means it is still an attractive location, with recent news regarding stores and a gym being added to the site’s outparcels indicate renewed interest. idor is well positioned for redevelopment ITES Parcels in the corridor were evaluated and assessed as to which sites could reasonably be developed or redeveloped over the next twenty years. These opportunity sites include vacant lots, parking lots, and low-density/underutilized properties. Existing single-family homes, parks, active institutional buildings, and other community assets were
excluded from analysis. Tier 1 sites are opportunity sites with a higher chance of being developed in the near-term due to ownership characteristics or known development interest. Overall, 1,089 acres of land were classified as opportunity sites, and 206 acres as Tier 1 opportunity sites.
