Gateway Subarea Key Zones and Anchor Institutions
The Gateway and Golfair stations represent the historic center of commercial activity and community gathering for the northside community. The existing lower density suburban neighborhoods of Brentwood and Norwood are dominated by older, modestly priced small lot single-family residential. There are several multifamily subsidized housing developments located to the South of Golfair and one higher density senior housing facility just east of Gateway. The area is served by the new Kipp School charter school and Guardian Catholic Schools making the area attractive to families. While there are stable neighborhood serving retail uses such as the Winn-Dixie and the commercial properties at Gateway experienced some new leasing activity in 2023, to total commercial square footage and age of buildings in area suggest it is could be repositioned as a major redevelopment site. This is not likely to happen without public-private partnerships. Specifically the area is in need of public-sector initiated catalyst redevelopment to spark new private investment to create a mixed-use town center anchored by new jobs and small business incubators.

• Catalyst opportunity site centrally located with strong regional transportation access. I-95; BRT/ Gateway Intermodal Hub and S.Line multiuse trail. • Historic cultural/shopping center of northside community. • Near term opportunity to create incubator space for trades and hospitality growth industries and connect with local residents for jobs. • Approach as two station areas becoming and complete subarea whole (Gateway/Golfair).

• Why Gateway? Multimodal, centrally located, historic significance. • Gateway has over 366K SF of vacant commercial space. • The strongest commercial node is 44th & Norwood.
• Consolidate retail around an active gathering space. • Create a jobs hub. • Create a town center with residential infill.
