Transformation Strategies: Gateway Subarea

The following pages show visualizations of how the Gateway station area could transform over time. These are for illustrative purposes to inspire and demonstrate how the area can redevelop and infill in a TOD pattern.

Public Sector Interventions for Catalytic Transformation → Engage with property owners. → Prioritize infill redevelopment south of 44th Street. → Activate vacant space in near term through placemaking (e.g., farmers market). Big Idea: Redevelop as Mixed-Use Town Center & Jobs Hub STATION AREA GOALS: GATEWAY STATION AREA

→ Public intervention should be focused on job generating uses (e.g., call center, business incubator). → Consider adopting a Tax Increment Financing (TIF) district to support development.

Long Term Transformation Concepts

EXISTING CONDITIONS: Large suburban aging retail hub with underutilized parking areas. Nearby residential, S-Line trail, senior housing, and Kipp School.

→ Reposition vacant retail for near term business incubator and other job uses (e.g. call center or similar) targeting nearby resident. → Establish new street network to create a stronger sense that pulls together all four quadrants of intersection at Norwood and 44th Street. → Connect new center with residential to the south and reroute Green Line bus route from Kipp School along frontage road to the east.

→ Rehome flea market with create of new indoor outdoor public space for pop up markets and local vendors. → Facilitate future connections between existing public housing sites, the S-line and new public spaces. → Utilize existing Bus Hub to catalyze infill residential adjacent to existing bus drop off areas. → Retain existing strong retail but redevelop older obsolete space over time.
