LAKE FOREST & RIVERVIEW SUBAREA The Lake Forest and Riverview station areas represent opportunities for smaller-scale infill housing and redevelopment to support the neighborhood serving commercial and civic uses. These areas reflect suburban neighborhood patterns of development with single story commercial along Lem Turner with centers of activity at Edgewood Avenue and Basset Street. The commercial properties are mostly smaller parcels making site by site redevelopment more challenging. The larger scale Rose’s Discount store property adjacent to Riverview Park is one exception.

GREEN LINE CORRIDOR
These station areas and neighborhoods are also located in areas that have higher risk of flooding from the Ribault and Trout Rivers and associated creeks and wetland areas. Therefore, any new development in these station areas should take into account recommended climate resilience strategies described in the 2023 Resilient Jacksonville plan which includes some relocation out of high risk flood zones and site-level adaptation strategies that mitigate flood risk and reduce climate change contributing features.

• Leverage the grid street network to enhance the viability of walking and cycling. • Increase residential density to enhance housing options and create infill opportunities. • Create mixed-use opportunities at the edge of the station areas to enhance housing and jobs proximity. • Take advantage of existing retail and restaurants with additional commercial infill or redevelopment.
