The stations located in the College Park and Garden City neighborhoods reflect suburban patterns with some rural edges that are predominantly residential with a big box retail node at the Lem Turner/I-295 interchange. Newer market rate residential, multifamily, small and larger lot residential reflect the higher incomes in this area. Major assets of Baptist Health, Baptist Health YMCA, and Florida State College at Jacksonville North draw community members in from points north and provide both jobs and educational opportunities. The Home Depot and Walmart are high quality retail destinations that serve the regional market. Redevelopment and infill opportunities to create more TOD like patterns are envisioned at each station area with continued improvements to better connect key destinations and station areas through improved pedestrian pathways and enhanced transit. Lower value commercial areas are the most viable for near term redevelopment, while the larger big-box properties are likely to remain in place with some modest infilling over time of parking areas until larger scale redevelopment can be market driven. Overall Subarea Strategies
• The northern part of the BRT corridor with the terminus of the line at the Armsdale Park-n-Ride is well positioned for continued growth given its proximity to the airport, I-295, and considerable jobs associated with the warehousing and logistics cluster just southwest of the airport. • Modest densification with townhomes and 2-4 story multifamily residential anchored by mixed-use neighborhood centers is envisioned at Capper and Dunn with a redevelopment of the underutilized retail at each node. • Major densification and new development is envisioned at the end of the line near the Armsdale Park-n-Ride for a considerable amount of new housing, JTA oriented jobs center, and the continuation of the area as a regional retail hub.
