3.2 REGIONAL MARKET ANALYSIS
This TOD Study included Market Analyses to test TOD scenarios at different stations and to provide context for scenario planning for the FCCR. The Market Analyses included a demographic and real estate market scan of the submarkets along the FCCR to understand current market trends for residential, office, retail, industrial, and hospitality uses within the FCCR’s service area and station areas. To understand larger geographic context and unique features, the analysis also reviewed demographic characteristics, economic conditions, and real estate market in the context of the larger counties of Duval and St. Johns.
