Age Duval has a higher concentration of younger people than St. Johns County, particularly in the 18-34 age range. There hasn’t been much change in age distribution over the past 10 years other than the concentration of people 65 and above increasing slightly in both counties. Up 5% in St. Johns to 20% of the population and up 3% in Duval to 14%, as illustrated in Figure 3-33.
Income Northern St. Johns County is the wealthiest area along the corridor, with median income over $100,000 in most census tracts. St. Augustine is the exception in the larger St. Johns County; in 2020, the median households income in St. Augustine was $60,000 versus $83,800 in St. Johns County overall. St. Augustine also has the highest poverty rates along the corridor, concentrated in the younger population. In 2020, 21% of the population ages 18 to 64 was living in poverty versus 12% across Duval and St. Johns County and 12.5% in the state of Florida. This is likely due to the greater percentage of people working in the hospitality and service industries in this area, which are mostly seasonal, typically have lower wages, and may have been affected by the COVID-19 Pandemic. From 2010 to 2020, the median household income increased across the corridor, but the location of wealthy areas stayed mostly the same. Northeastern St. Johns, near the coast, remained one of the wealthiest areas, joined by parts of northwestern St. Johns County in 2020.
Looking at the distribution of income levels within each County, in 2020, St. Johns County had nearly 20% more high-income residents than Duval County earning $100,000 or more. Duval County had 9% more households making less than $25,000 than St. Johns County. The middle-income brackets have fairly equal distribution in each County.
