3.3 STATION AREA ANALYSIS

This section presents an analysis of parcels within a ½-mile radius of potential station locations throughout the corridor, as well as a high-level analysis of the corridor as a whole. It provides a comprehensive review of the context within which the stations are planned and establishes the foundation for selecting the stations most suitable for TOD, and future development of TOD plans. The analysis begins with a review of the land cover and land uses at a corridor scale to gain an understanding of which areas are most suitable for construction and reveal any land use patterns. It continues with a detailed review of land cover, land uses, key places, zoning, and taxable value at a half-mile station area scale, and concludes with the identification of potential soft sites, i.e., parcels most suitable for development.
