CORRIDOR LAND USE

The termini of the Southeast FCCR Corridor goes through Downtown St. Augustine and Downtown Jacksonville’s central business districts. Beyond the downtown areas, the remaining station areas are typically placed near commercial, employment, and Mixed-use nodes or at the intersections of major roadways in Duval and St Johns County. In most of these station areas, higher density land use and zoning is present adjacent to the station, while industrial and lower-density residential land uses are in the peripheries. Station areas are typically located where there is already an existing or planned Commercial or Mixed-use hub. US 1, a major roadway south of Jacksonville with ample amounts of developed land along the roadway offer a host of these commercial hubs like Jackson Square, J. Turner Butler Boulevard (JTB) Intersection, Avenues Walk, and Palencia.

Some station areas have publicly owned land in close proximity to a station, which can be easy wins for TOD. Existing park-n-rides along US 1/Philips Highway like Avenues Walk and JTB can be redeveloped to support transit operations. In St Johns County, The San Sebastian View Station Area has multiple County- owned parcels that can be re-imagined to better support County Operations, new residential units, and increase employment and community resources near regional transit.
