This station area is located within the Commercial Central Business District (CCBD), and there are numerous publicly owned parcels throughout the LaVilla and Brooklyn neighborhoods, especially adjacent to the FCCR rail line or I-95. There are two clusters of JTA- owned parcels present that can be utilized for transit operations or TOD. Most of the highest taxable value parcels are east of the rail station between Downtown Jacksonville, or along the St. Johns River.

The station area east of I-95 is within the City of Jacksonville’s CCBD, allowing for dense redevelopment opportunities between Downtown and the JRTC. There are some instances of Planned Unit Developments (PUDs) in the Brooklyn neighborhood along the St. Johns River. West of I-95, Industrial-Light (IL) and Industrial-Heavy (IH)zoned areas are present, with some presence of Public Building and Facilities (PBF) zoned boundaries.
