SAN MARCO STATION
STATION AREA OVERVIEW
The San Marco Station is the first station south of JRTC, and south of the St. Johns River in the Southbank District – the southern part of Downtown Jacksonville. Two major bridges, the Acosta Bridge and Main Street Bridge, span the St. Johns River and have significant impacts on the station area’s land cover, overall urban form, and connectivity because of associated infrastructure connecting with the local street grid and I-95. San Marco Station is an existing major employment center for the region with skyscrapers along the waterfront housing financial, insurance and a significant number of health institutions. There is also a range of housing options found within the Southbank; dense multifamily high-rises line the waterfront in Southbank while blocks of single-family homes are prevalent further south and away from the waterfront.
The closest typical land uses to the station are primarily office, with a focus on healthcare with Baptist Hospital, MD Anderson Cancer Center, and the Ronald McDonald House. Pedestrian amenities and bicycle facilities are present in existing streetscape however, blocks are large and are isolated from each other, constraining connectivity between transit, major employment areas and open space destinations such as Friendship Park, the Southbank Riverwalk, and Treaty Oak Park. A new multi-use path, adjacent to I-95, spans across the St. Johns River, connecting Riverside and the San Marco areas.

STATION AREA LAND COVER
San Marco Station is along the St. Johns Riverbank, and its land cover on the Southbank is mostly classified as Urban and Built up. There are two parks present in the station area, including Friendship Park and Treaty Oak Park. Despite the station’s proximity to the river, there are limited instances of 100-year flood zones present. The main barriers to TOD will likely be the built transportation and utility infrastructure in that partitions the northern limits of the Southbank.
