STATION AREA CHARACTER
LAND USE & KEY PLACES
The San Marco Station Area is an area defined by professional services and is considered an extension of Downtown Jacksonville. High-rise office towers, like Prudential Plaza and the Aetna Building, provide a dense urban scale similar to the Northbank’s central business district. To the east, Riverplace Boulevard, the station area’s primary east-west thoroughfare, hosts a diversity of uses including hotel, entertainment, and employment, making the eastern portion of this station area a place to work, live, dine, and play. Along the St. Johns River waterfront, a range of destinations draw visitors from around the urban core, including the Southbank Riverwalk, Friendship Park, and the Museum of Science and History. Within the northern portion of the station area, the neighborhood character transitions from office buildings and infrastructure to an active waterfront public realm. Streetscape investments throughout the station area have improved bicycle and pedestrian mobility and reinforced the area’s walkable and urban characteristics. However, the three bridges that traverse the station area are physical and visual barriers and contribute to the area’s isolated character.
The San Marco Station Area land uses west of the Acosta Bridge are classified as Office, Hospitals and Nursing Homes, and parking. These land uses are associated with the Baptist Hospital Medical Campus, and the hospital’s building density contributes to the area’s downtown Character. East of the Acosta Bridge, land uses are more mixed, including Hotel and Hospitality, Multi-family Residential, Office, Parks and Recreation, and Entertainment. Southbank Riverwalk and The Chart House restaurant are among numerous destinations that serve adjacent employment centers like Riverplace Tower and 1300 Riverplace. With the addition of multifamily residential high-rises, like The Strand and The Peninsula, the station area has become an established waterfront neighborhood within Downtown Jacksonville. There are multiple vacant and underutilized parking parcels present, generally adjacent to major roadway infrastructure that may provide opportunity for redevelopment, improved connections, and street activation south of the waterfront.
