TOD OPPORTUNITY AND SOFT SITES

Although the eastern part of the station area has a proven track record with large scale developments along the St. Johns River waterfront like The Strand and The Peninsula, the western area around Baptist Hospital has received less development interest potentially because its connectivity constraints due to bridge and interstate infrastructure. The successful high-rise residential projects and revitalization of Friendship Park to become an iconic campus for science, culture and innovation that leverages proximity to transit, can grow confidence in the area’s ability to realize high-caliber, transit- centric residential and commercial development in the entire station area. Other opportunities include strategic TOD that complements existing employment and residential uses that also leverages proximity to transit and waterfront

amenities could further elevate the neighborhood's standing within Jacksonville as a premiere neighborhood to live and work. The station area has multiple, large, privately owned parcels and parking areas that could be prime soft sites for TOD. Two waterfront parcels associated with the Baptist Health Southbank Tower complex can also be repositioned with complementary, infill TOD that takes advantage of the waterfront location and proximity to transit. These include multiple parking areas near the interstate and employment centers.
