JACKSON SQUARE STATION

STATION AREA OVERVIEW

Jackson Square Station is the second stop away from Jacksonville City Center. The station will connect to Atlantic Boulevard, a major east-west thruway in San Marco, and is a quarter mile east of San Marco Square, a geographic and commercial hub in the area. The built landscape around Jackson Square is generally an urban environment, especially along commercial spines like Atlantic Boulevard, Hendricks Avenue, and Kings Avenue. Building layouts beyond the main roads are generally auto-oriented, lower density residential neighborhoods, or community cultural and education centers. Landon Middle School and Fletcher Park, two public destinations in the area just west of the rail station reinforce the station area’s residential neighborhood feel. Under existing conditions, most parcels within the station area have building heights around two stories, and have space within them for accessory open space, surface parking, or driveways. Density and connectivity are also limited east of the station area because the area is partitioned by the elevated I-95 interstate and a large interchange.

Beyond the rail line and raised interstate, the area is generally walkable and has ample amounts public open space. The station area has had notable development interest in recent years because its proximity to Downtown, and as the San Marco neighborhood continues to be revitalized, resulting in a limited supply and vacant developable sites. Near I-95, there are some additional vacant or underutilized parcels that can serve as future opportunities for TOD.

This station is generally built out with higher density development present to the north and east along the St. Johns River, where there are also some presences of 100-year flood zones. Urban density is partitioned in the eastern area by the I-95, US 1, and Atlantic Boulevard convergence transportation and utility landcover. Most of the recreational area present in this station area is generally present around the periphery.
