TOD OPPORTUNITIES AND SOFT SITES

There are also new proposed residential developments within the southeast portion of the station area, including San Marco Promenade and The Exchange Apartments. Developments like these will increase residential and commercial density in the station area, and build confidence for TOD near Jackson Square Station, especially west of the interstate. Additional soft sites and underutilized parcels can provide contextually sensitive infill development that would support the neighborhood’s character and leverage the arrival of commuter rail transit service.

San Marco Square, an established commercial area, and the core of the San Marco neighborhood, is a quarter of a mile from Jackson Square Station. There are already multiple proposed and existing businesses and developments in previously vacant parcels along Atlantic Boulevard that can extend the commercial corridor to the east and potentially connect East San Marco east underneath the highway. There are limited, privately owned soft sites around Jackson Square Station. Some of the soft site parcels could be assembled to provide opportunity for larger TOD. Publix Supermarket in the East San Marco Shopping Center along Atlantic Boulevard is planned to be built at the soft site parcel assemblage that once was Southside Baptist Church.
