WALMART/ UNIVERSITY STATION

STATION AREA OVERVIEW

Walmart/University Station is located near the intersection of US 1/Philips Highway and Emerson Street, just north of Jacksonville’s Pine Forest neighborhood. This station area is less urban than Jacksonville Square Station, but has regional significance as an employment, industrial, and retail center. San Marco East Plaza, the Walmart Supercenter and other large parcels along Philips Highway offer essential retail, employment, and community attractions, but single-use land uses and large parking lots built to the street reinforce automobile dependency in this area. There are multiple established residential and community areas within this station area like South Riverside, Englewood, and Pine Forest. Pine Forest, one Jacksonville’s oldest black neighborhoods is directly west of the commuter rail corridor and has a community center, school, park, and swimming pool. These neighborhoods generally have a disconnected street system with multiple cul-de-sacs and mature street tree canopy coverage, a major distinction between the residential and industrialized portions of the station area.

There has been limited recent development interest in this station area compared to Jackson Square Station to the north. There are several soft sites and underutilized parcels available, mostly west of Philips Highway and along Emerson Street.

STATION AREA LAND COVER

This station is generally built out with most of the developed landcover along Philips Highway and Emerson Street. Less built-up land is present in the Pine Forest, South Riverside, and Englewood residential neighborhoods that make up the remainder of the station area. There is a presence of forested lands, wetlands, and a 100-year flood zone directly south of Walmart University Station in the Pine Forest neighborhood. Retention ponds and other small water bodies are also scattered throughout the station area.
